A big thank you for all the encouragement and help this thread has been during the last few months. As I've said before it has given us the information and confidence we needed to get things done although there were times when we thought we'd never move.
We finally exchanged yesterday and are moving today. Our buyer's solicitors had been promising we would exchange since last Friday but every day there was another reason not to. It's the most stressful week we've ever had. Glad we'd packed beforehand otherwise last night would have been an all-nighter.
Good luck to all those still going through the process - the only light at the end of the tunnel sometimes is knowing that each long, long day is one day nearer to completion.0 -

It's been a long road with a number of ups and downs, but yesterday at 4pm we finally exchanged and complete on Tuesday.
Currently the house is 75% packed - it's amazing how many boxes you need. Alot of the furniture has been sold already (and new furniture already ordered awaiting delivery).
A big thank you to all those who have helped us get to this point.
For those still trying to sell/exchange/complete - keep going, eventually you will succeed.0 -

After getting copies of the recent planning permission and building regs for our house my conveyancer has sent me a letter saying the buyers' solicitor wants copies of all historic plans, permissions and building regs for our house. My reply to her on Tuesday next week will be she needs to dig out our file from their archive and find out what she was told when we purchased. I suspect that she didn't bother to ask for details. Why do I get the feeling she wants me to do all the leg work and pay for copies of the plans etc?0 -
I put my flat on the market last week. Got an offer on the first day, which I accepted after a bit of negotiation.
Then after looking around at places to buy, I got cold feet and changed my mind. Somewhat to my surprise, the vendor increased their offer by £10k to try and get me to 'unchange' it.
I have until Tuesday to decide. Now I don't know what to do! I hadn't expected to get an offer for a few months and there really is a lack of properties to buy where I want to. I don't want to rent as I have a good portable mortgage.
My buyer has no chain - he is an overseas investor buying to let.
I suppose the sensible thing is to accept the offer and hope I find something to buy. I've never rented and I really don't want to start.0 -

There's nothing intrinsically wrong with renting to obtain the best deal, because there are always bargains for people with cash who can move fast. For that reason, the decision to rent or not often depends on how much equity you have.
Another factor is if you are looking for something very specific. I was, and finding it took me 6 months. To be honest, that was much quicker than I expected.
Remember that nothing is certain at this stage. You have the chance to look around without any real commitment, particularly as it's merely an investment buyer, rather than someone looking for a home.

I'd take the offer on a conditional quick completion (say within 30 days). As Davesnave says, it can take a while to find a property and in my experience being in rented will place you not on in a better position, but perhaps reduce the pressure knowing you have a buyer to keep happy.
