Well here I go on the house moving again. Had 3 EA's round who have valued the house as £180,000-£190,000, £199,995 and £220,000-£230,000. Mmmm that gives me a good idea of what I am likely to get for it - not. Am going for the highest valuation as if there is money to be made I need it and I can always reduce the asking price if no interest is shown over the next few weeks. EA who gave this valuation said he was very confident in getting near the asking price for me so hey ho and off we go. We haven't bothered to look at any houses to buy yet as I hate it when we see something we like but are not in a position to put in an offer. Will keep the details of anything we fancy and see if any of them are still on the market when we get a buyer. Good luck to anyone who has completed lately. Can't believe I am putting myself through all this again but it will be for the last time.Mortgage and Debt free but need to increase savings pot. :think:0

Congratulations to those at the finish line! Must be such a relief for you! Still no news my end. We are giving our EA notice finally on Monday, and putting our faith in an EA who has just opened a new branch (although firm has other branches) and he has offered us 0.5% fees as (was a limited offer he agreed to keep for us til we were ready) and no tie in for so many weeks which is ideal! The other EA we looked at wanted a 16wk contract which was 'not negotiable' - which would have left us in the dead period of Christmas time, so thought we'd try the other first as we have nothing to lose with him,and he seemed more positiveand pro-active. Not getting my hopes up of course but here's hoping!!0

Congratulations Shellstar.
Hoping for exchange soon but conveyancer isn't turning out to be great. I will give her another call Monday to check she has sent off our questions to our vendor's solicitor.0 -
Shellstar Congratulations on exchanging:j answer to an earlier question you asked me : my buyers are ftb's and they think they have the god given right to everything their way  (sorry took me a while to reply )
Anyway the latest :
Friday i rang ea to get an update and she said that she has spoke to my buyers and he is ok with waiting till 1st Oct but his gf isnt and as she is heavily pg is going to go with what ever she wants. My ea did explain to them that it isnt me that is holding them up its the fact the rest of the chain isnt ready either so they cant push it that quick. Even the sol's are telling them they cant be in on the 28th Aug.
Their sol has suggested something along the lines of an insurance where we all move before 1st but the sol's keep at the paperwork till the 1st - anyone got any ideas on this ? still wont help with the short notice but will atleast tie in with the mortgage redemtion we have to pay.
The ea has said to have the weekend to think about it and to come back on monday with what they want to do.
I feel like my life is on pernimant hold, do i pack ? dont i pack grrrr Ive now done the shed, garage and started the loft, ive packed the nick naks and kids soft toys, but how far do i go ?
So on Monday we will find out if they are pulling out or if we still have a buyer ! im passed stressed now just thinking reveage instead !Mad mum to 4, boy 17, boy 10, boy 10 and girl 7

Guess it's call your solicitor tomorrow... If someone did that to me I'd be inclined to tell them they can look for another house as I wouldn't want to deal with them.
Anyway, take a few deep breaths, try not to get too upset - bad for the blood pressure and all that!
Hopefully your solicitor can sort it out tomorrow.
Big hugs from wild and windy but sunny Wales,
Maggie
Thanks Maggie, no their isnt a completion date yet so she had a real check !!
Forgot to say aswell that it is an unmarried couple buying my house and both their names are on all the paperwork yet when i spoke to the council tax paople she has registered herself as single occupancy  so the council are keeping an eye on that one :T:rotfl:Mad mum to 4, boy 17, boy 10, boy 10 and girl 7

Kymie, think we are in the same boat. I an now with a new estate agent and went live about 2 weeks ago but as yet, nothing. House around the corner went on the market last week and has already had a viewing aghhh it is just not fair. Also, as it is an estate and the houses are all very nice but not too vastly different, and mine and his are on for the same, I actually thought they may come and see mine also. That was Saturday and I have heard diddly squat so I guess that is not the case. In total I have now been on the market for 5 months with no viewings and am getting really fed up. It is like you are in limbo. You cannot make any plans, you don't want to buy anything for the house and you are constantly waiting and longing for that ever elusive buyer. On top of that you hear all the time how the market has picked up but clearly not in Perthshire. Where do you live and what is it like in your area?Smile though your bank is breaking:)0

My house has been on the market for 5 weeks so I'm a lot earlier on in the process than lots of people here! But I am living here with my ex and have been since we split up a year ago...not great...
I won't bore you with all the background but I've had 10 viewings and no offers in that time so the estate agent is getting people through the door but they don't want to buy! All the feedback has been positive ( and we have new kitchen/bathroom etc ) so it's just a waiting game...there are limitations in that we are on a main road and it's a downstairs bathroom but it's a big house so I'm just hoping that the initial interest will turn into an offer.
I'm already tired of keeping it cleaner and tidier than ever but trying to stay positive especially after reading other people's stories. I've found a house I love ( and CAN'T WAIT to live on my own ) but don't feel it's fair to make an offer until I'm in a stronger position. That house has already sold once which I was upset about but is now back on the market so fingers crossed.0 -
Wow Congratulations Shellstar, when you have waited so long it does not seem real does it? Hope the move went all ok.
Hang in there the rest of you. Thoughts are with you all. My BB is still not up and running and the computer is very slow, but I am around.
To those still plugging along, has it picked up a bit? A few houses here that have been on the market for four years with no price reductions have finally gone SSTC.Pawpurrs x0 -
54 Druids I live in Stoke on Trent. The property prices here are so low compared to where we are going that I really want to sell before the gap gets bigger - prices where we are going to in Sussex are going up (even though alot of sales are falling through people are still putting their prices up?!?) whereas here prices are still dropping. We cant afford to drop anymore so I am getting quite despondant. Have managed to de-clutter a fair bit this weekend so ready for all the new viewings we will get in just over two weeks (I can dream cant I lol)0
