Mat5664 I would accept the offer - if you have read even the last couple of pages of this thread you will see that solicitors take AGES unless you push push push, so you will have plenty of time I reckon to find something. You could always chat to a local EA telling them what you want and they would probably do a leaflet drop in the area you are looking at as some people may put off trying to sell their property due to the current climate thinking no-one would want to buy. Well done on such a painless sell any rate!!0

Congratulations to those who have exchanged / completed this week ( im very jealous)
Shellstar, my buyers are rubbish they dont get the whole "chain" thing !! The ea has spoken to them but they dont understand that everyone has to be ready not just them. They were in rented but moved in to a relatives house so god knows why they were being funny over 1 day. They came to measure up again sat but they werent in a talking mood, they measured and left.
Update :
We recieved our contract for purchase and sent it back same day. We have responded to the additonal quetions from buyers sol and they went back same day too. All being well we should be able to exchange this week :T

Hi, I have never posted on this thread but have read it most days.
We hoped to exchange on Friday past but our buyers could not make it in to sign until today. My sol rang about 2 hours ago to say they were in there sol's and, she was waiting for them to finish.
I am still waiting and so nervous as we want to complete this Friday. I now realise how this part makes everyone feel. After 3 months on the market, 15 viewings and a further 2 and bit months waiting on all the legal stuff I just want to be in my dream home.Excited for Florida - May 2012 :rotfl: :rotfl: :rotfl:0 -
Still not on the market as HIP is still being done. Chap came today to do energy assessment. I left OH in charge and on my return home found the EA chap had his ladder leaning on the glass of my very old grandfather clock. I was not a happy bunny and after I had moved it I told him off but it was water off a ducks back and he took very little notice. I hope this isn't the shape of things to come.Mortgage and Debt free but need to increase savings pot. :think:0

Hooray I finally have a viewing and I am so excited. Yes, I know it is only a viewing but if you have read my posts on here - it has been a long time coming. I am also excited as the viewer has 2 properties to sell in an area of Glasgow which I would not mind moving to so who knows maybe we could swap. In addition the es says the viewer does not have to sell to be able to move. So I will probably not post until next week as I will be running around like a headless chicken. I also had some people peeking at my house at the weekend so maybe I will get another viewing soon. Also the viewer has the same surname as me so perhaps that is an omen. Wish me luck.Smile though your bank is breaking:)0

Well we had our first veiwing on friday! WOOOHOO since we put it on the market in the first two weeks of July!
The people who came round were very positive about the house but we didnt want to get to excited, then yesterday EA rung and they done a second veiwing last night!
After a bit chatting, they mentioned that they had only just started the ball rolling to put there house on the market, after they seen ours on friday?
Do you recon we should talk this as a good sign that they like ours? trying not to get my hopes built up to much but still you cannot help it!!!:o
Hope everybody else is having viewings!0 -

We had exactly that (just started the ball rolling) with our second viewer - two enthusiastic viewings followed by offers. They took another two weeks getting on the market, and have significantly overpriced their rather undesirable house, presumably in an effort to fund buying ours.
You’re probably chuffed (like we were) with the positive ‘result’, but remember that if they actually make an offer it’s meaningless when they’re in no position to proceed. Under no circumstances should you agree to take yours off the market.
We’re still waiting to see if they sell, but not holding our breath of course. The good news was that they increased their original offer twice.
The bad news?… …will almost certainly be that they don’t get what they want for theirs, and subsequently it all dissolves into nothing.0 -

thanks to you and the other replies.
I have accepted the offer - and I saw a place at the weekend I really liked and my offer was accepted today!
Now comes all the worry as I've read in this thread!!0 -
Good luck with your sale & purchase Mat.
Our buyers are going in to sign the papers this week but our conveyancer hasn't had replies to our questions back yet. School starts the middle of next week and we're still weeks away from moving :mad:0 -

Wishing you all the luck then! Well the EA rung this morning with an "update" but didnt actually tell me any more than what the views said, there going to there house tomorrow to do pictures ect. and once they get the value on there house depends on what they offer to us!
but what ever they do offer, the house will remain on the market until they are sold!0
