Good news and bad news on our moving front this week...

The good news with is that our flat went on Rightmove on Friday and we got a request for a viewing for the Saturday which we were pleased about. The woman who viewed seemed keen and asked to book in a second viewing for this weekend so her husband (who was away last weekend) could see it. They're in the process of exchanging contracts on their house at the moment and their's is a FTB with a large deposit so the chain isn't too bad. Fingers crossed they put an offer in...

The bad news is that the house we wanted and had our offer accepted on (subject to the sale of ours) has been sold to another couple who are in a position to proceed. Can't blame the vendors at all as they were desperate to move and we won't know about any offer on ours until this weekend at the earliest. We absolutely loved the house so it's a shame. We're not seeing any more until we have an offer on ours though.

Other bad news is that we've had no other requests for viewings (it's been on the market 5 days) - it's the first time i've sold a house though so i'm not sure if i'm being unrealistic in the current market. I've also heard that August/September is quite quiet? I know some people have had their homes on the market for a year sometimes...

I’m sure your ‘on the market 5 days’ comment will raise a wry smile for a lot of posters here.

Sorry to hear the news. You can of course keep a good eye on what you like on the market, and therefore get a very good idea of pricing and speed of selling etc.

August into September has certainly been quiet for us.

Whereabouts are you? No need to give a precise location.
  • Been having fun and games our end. Our purchase is now ready to go but our purchaser's solicitor has come back with more queries (3rd time). Beginning to get relly cheesed off. It is all around planning applications etc which are all before our purchase. Unfortunately they are asking questions that our solicitor didn't ask when we purchased. Moving on the 1st October is looking highly unlikey now.

I did my first day of the school run today and did 85 miles on the school run alone. Tomorrow it will be more than 120 as DD2 is at nursery.

I'm now at the point I want to tell my buyers to shove it even though I know it isn't really them causing the issues.

I’m so sorry to hear it’s taken you through to the new term. I am mystified as to why solicitors don’t get their act together. Are the planning apps within the last four years? Older than that and they’re only wasting time and of course charging for it.

For a probate of only 6 items we had a Gatley solicitor take 2 years and 3 months when she quoted 3 months. As a complete amateur I could’ve done it in 2 or 3 months. I know that now, I didn’t at the time… All they need surely is a tick list to work through? What is so hard about routine jobs? Solicitors have a lot to answer for in this world.

When we asked around for a good solicitor following that disaster, all we got was moans about how carp everyone else’s solicitor had been too! Not one single recommendation at all!

    Do you mean Rightmove?

And yes, it’s most definitely a bonus that a buyer knows there’s no onward chain.

You need to get the details accurate for the viewers.

There's only one planning application in the last 4 years and none of the work in the application was commenced. The majority of the work was completed in 1996 and there's a mystery building regs application in 2001. This was the year before we bought the house and it didn't show up on our searches when we purchased. When I asked the council why they said it depends what searches the solicitor asks for.

That’s all time expired then, and the solicitor is a complete timewaster. :rolleyes2

YEP and in the meantime I can't move. What else can I do? I really am getting ready to tell them to shove it. I know it doesn't help because I NEED to move. It took me 50 minutes today to get my DD to school, obviously I then had to drive home and do the same in the afternoon. I really wanted 2 weeks between exchange and completion but the journey is driving me mad already and it has only been 3 days!
