    My new EA takes over today!!!! Right up until the end the last lot never ceased to amaze me as to how lethargic they were - we got the letter confirming our notice 8 days after we handed it in - ok I know we were leaving them but you would've thought they might have used the last two weeks to try and sell us to get some money out of us before we left! The new EA has nothing to lose - he cant be worse than the last lot, and we have nothing to lose as he is only gonna charge us 0.5% if we sell (when we sell....gotta be optimistic!!) Last Ea we were on with for 10 months, and had 3 serious viewers and 3 time wasters - 6 viewings in total.Please keep your fingers crossed for the new one!!!

    bit of an anticlimax isnt it... you spend time getting house in shape to sell, you get AE's to come and give valuations.. you pick one, the sign goes up, house is online....... then............ :confused:

    hello people, oh there's a lot to it, isn't there?

    we are just starting out on the route to selling our first house, and 8 days after 'accidentally' seeing a nice house we've = had 3 valuations, a posative mortgage interview so have a pre-inprinciple mortgate offer (?!) and now i've just ordered our HIP so we are officially on the way to bringing the house to market.

    the sellers of the nice house know we weren't on the market, but as they were thinking of taking theirs off due to lack of interest, they didnt mind. They have now begun to look again, so that's ok.

    can i ask a couple of questions?
    ~ in a v.small town, selling a small house, would you prefer to be with an internet estate agent, a useless local agent, an interested one in the next town, or the same agent as the house you like that is in a town a little further away?
    ~ is it now normal for bank mortgage men to ask how much i spend on petrol and groceries? and then for him to laugh nervously when i told him my weekly grocery bill? (which is at max 1/4 of his, thanks to MSE!! :money: :T)

    Personally I reckon there is no definitive answer about estate agents!Go and have a look in the branches, give them a ring, talk to them all before you choose!! How long does it take to answer the phone? Are details set out nicely etc. It does help if they are on rightmove etc as people who are moving to a new area can see - but then if its a small place the local people will look in windows anyway!! Good luck!

    EA is off investigating 3 person chain to see if we can get an estimated move date. This has taken 4 days so far. Is this normal? I'm going demented!!
    Debt free 4th April 2007.
    New house. Bigger mortgage. MFWB after I have my buffer cash in place.

    grrr!! re-arranged my life and work to be in yesterday afternoon, between 1 and 5 (grumble, that's a big time slot!) for the energy assessor for the HIP and he didn't come - there was a curtesy call but too late for me to do anything else with the day. :mad: So I was told i'd be first today, a set 9am appointment.

    guess what? it's 9.50 and he's still not here :naughty:

    The company is called Green Energy Matters, in case you are interested, but they were just the company my solicitor uses as standard.

    why do companies think we've got all the time in the world??? :huh:

  • I've been reading this thread with interest and have just put my flat on the market with House Network. Must say I've become addicted already to the 'click through counter' on the website although numbers are still fairly low.

    Look forward to being able to say I've got a viewing, and will try not to stress too much if we don't hear anything. Best wishes to all who are nearing exchange /completion.

    Update from me ...

    Well lets just say i have steam coming out my ears !!

    Still havent exchanged !! We have a through lounge / conservatory (took door out) awe didnt realise this wasn't allowed so our sol has suggested an indemnity inssurance to cover it but our buyers sol isnt happy with this and is insisting we put the door back in !! but for us to do this the floor in the conservatory needs taking up to allow for the bottom of the door frame ( needs to be an external door) as the floor joists come into the lounge to give the even floor. Imagine the mess this will create and guess who has to make good the work grrrrr !!

    Just to throw salt in the wound our buyers dont even want a door !!

    We had to use 2 sol's ( long story posted previous) and our selling sol is refusing to talk on the phone to our buyers sol or our onward purchasing sol so the paper trail is taking forever making the vendor of the house we are buying very peeved off. We are begining to worry he is going to pull out :(

    My dp has booked the week round the 1st oct ( planned move date) and we have booked storage and all this could be for nothing :(

    Its about time my luck turned

  • Hi everyone,

    I wanted some of your opinions on my dilemna.

    Me and my wife have brought a 4 bed house in Dec 2007 for £355k. (a new build property). We had put it on the market in April 09 as we decided that we wanted a 'older' stye house as we have been unhappy with the quality of the build. We thought this would be our 'forever' home but it just hasn't worked out like that.

    We had a very interested buyer who put in offer of 330k which we declined. The same buyer has come in with an offer of 340k. We again declined but they are not in any shape or form budging on their offer. They have exchanged on their property and are very keen on our property.

    We have not found anything yet to buy. Our mortgage is portable but we need to be able to buy at the time of selling this place to keep our low cost tracker.

    The buyers do have to move out of their place by 1st November so only six weeks away.

    Should I wait or am I being unreasonable in expecting more than I have been offered in todays climate?

    My wife also has redundancy looming at work and should find out by the end of the year whether she is safe or not.

    I have a few options:

    1. Sell at £340k, become a chain free buyer, rent and wait until wifes job situation is cleared before looking for our next house? (This would mean losing our great tracker rate).

    2.Stay in our house (not completely the end of the world) and re-evaluate in a years time?

    3. Sell at £340k, and try and find something in next few weeks before wife's redundancy is announced?


    My main question is this: Should I sell at a loss of 15k?
    I would have lost also circa 15k on fees so a total of 30kish. :confused:
