That's awful. You must be devestated. My husband is paying the mortgage for his ex-wife who has defaulted on payments, so this could be us soon as well
. The system is so terribly unfair.
As for us, we just put our house on the market last week and have had two viewers. And now we (well, I) have decided that a few more things really need brushing up than we originally thought, so I'm going to redecorate a couple of rooms. Not sure how to do that around viewers, but I'll work something out.
Do you think it's unreasonable/unwise to restrict viewers on one or two designated days of the week (as a general rule)? I'm wondering if that will help when it comes to keeping the house in showhome condition.0 -

I would move on to the next house if I couldn't view when I wanted. I accept if people have kids there will be toys everywhere. I don't accept loads of grime - makes me wonder what other horrors lurk!Debt free 4th April 2007.
New house. Bigger mortgage. MFWB after I have my buffer cash in place.0 -

If you need to achieve something like getting two rooms sorted, I’d plan something like every Thursday would be my ‘down day’ for viewers. You could then start on the Wednesday teatime if there’s no one booked for that day, and get a reasonable shot at decorating and sorting.
Once those problem areas were done I’d try and be available 100%.
If you’re like me, you’d always be wondering whether the viewer was put off by the unavailability, but equally if shown in a poor state, you’d be wondering whether the viewer was put off by the appearance.I would move on to the next house if I couldn't view when I wanted. We personally never turned down a viewing. They were so few and far between at points that we really wouldn't be ready for them, but we didn't turn down one of them.
Once we'd sold and were looking to buy, we had one person turn us down for a viewing on a Wednesday, they said we had to come on a Saturday. In between, we found a different house that would let us view that we liked a lot. We cancelled the other viewing.
I'd say, if you want to sell your house, you have to let people in to view it, even if it's inconvenient.
Have been told that today might be the day - we could be exchanging in 2 - 3 hours time! EEK!Hoping to create a beautiful life for DS and I.

Good luck, hope it all goes smoothly for you
As for viewing, one property I wanted to see wouldn't let me for 6 days. He was there, as its near my house and his car was coming and going, but he wouldn't do a viewing til the Saturday. I found another house in the meantime, his loss.0 -
Oooh, that's exciting Shellstar! Hope all goes well!
I'm surprised at other people's experiences actually. All the houses I've viewed I've had to make appointments for that were several days away from me asking. I guess those must have been usual though so am going to try not_loaded's idea. I reckon I can decorate a room in a day (even if Mr Scallie disagrees....)0 -
thank you very much everyone for your advice on home improvements, after my original post way back on page 49. We're still thinking about it, and slowly gathering information (I'm not one to rush into things!).
Had my first ever encounter with estate agents today - 2 came round to value the house. Can't say I felt very confident they were being honest with me. Their desire to get our business, or get the house on the market sooner than we plan, seemed much more important to them than my aim of getting feedback on the house and it's value.
Guess this isn't news to you lot!0 -
Hi
Im at the stage where the draft papers etc have gone out to the buyers solicitiors & are waiting on the buyers solicitors for enquiries.
Im also waiting for news on when the survey will be.
Does a survey always get carried out?
Is the next stage the exchange of contracts?
Be good to hear from you :beer:0 -
I knew there’d be people saying they found a ‘better’ place after a postponed viewing.
It’s so hard to tell though isn’t it, that you benefited by NOT seeing that property? How would you really know? I would be fine if a viewing was put off from one day to say, no more than two days later. Having done my homework carefully, I would want to view the property.
Scallie, I’ve done a 10ft by 10ft room in a day. Silthane the woodwork (excluding the skirting) at 6am. Have breakfast. Then get a coat of B&Q’s brilliant white on the ceiling; ditto (but magnolia) on the walls next. Time for lunch. Afternoon, another coat of both paints. After tea: dustsheets out, hoover up and silthane the skirting. It helps if OH is there providing tea and biscuits.
You can often get away with just cleaning the woodwork if it’s not too bad. Also if you’re not smokers you can often forget the ceiling too.thank you very much everyone for your advice on home improvements, after my original post way back on page 49.
