well our very interested viewers who were almost certain to offer (acording to EA) have disapeared of the face of the earth. i think maybe there meeting with mortgage advisor didnt go well. but i just wish the EA wouldnt build our hopes up i know we have been on the market so long we should know better but you cant help but get excited. oh well we plod on.:coffee:i find a cup of tea can solve most problems:coffee:

Hi, the problem may be the price. I'm a first time buyer with a good paid job, a large deposit and good credit rating. I still can't afford to buy so am waiting for price falls. When something comes into range I will buy but till then I will hold off.
It maybe the situation with your properties with good buyers there but excluded unless you drop the price a little.
After the last few months of estate agents trying to ramp house prices up I think we all know that is baseless and prices will continue to fall a lot to where people can afford to buy again.

Just a thought, the area we will eventually be moving to has had property figures rising, lots of houses are going sale agreed so I can 'sort of' understand the rise, but LOTS of the sales are falling through - would this mean the prices are rising artifically?0

Kymie, you can listen to posters like brit1234 if you like, but with unsupported sig claims like “50%+ Falls in House Prices by Christmas 2009” I know what I believe, and what I think is likely.

There is no Parker’s Guide or Glass’ Guide to houses. Some people have clearly decided to get on with their lives and buy a property at the price they think it’s worth. As long as they’re not buying for short-term profit they’ll be alright.0 -

Had ours up for sale for a year and moved out a 2 months ago. It is well and truly decluttered but now probably devoid of character. Put it up for sale whilst gutting our new home and before the crash last autumn. Had only 3 viewings in 1 year and now considering dumping the EA. Well past the lock-in period and have to give 21 days notice to cancel. Might just put it up ourselves on one of the recommended sites.
Think renting may turn out to be a bad idea and end up more expensive than just moth-balling or taking less than the expected price.0 -
Hi, thought I would post here as my house has gone up for sale and didn't really know what to expect in terms or number of viewings etc etc. My house has been up for 2 weeks now and I have had 3 viewings in that time. I haven't had much feedback from the EA although he says people are keeping their cards close to their chests at the mo. One of the viewings was Sat so may hear some feedback tomorrow hopefully.
Does eveyone else go on a mad spree to turn their house into a show home for every viewing - or are you getting more relaxed with time?0 -
Well August is usually a quiet time for viewings, so three in the first two weeks of August is good.
As regards feedback it’s hard to say how much it matters. It would certainly help to hear what a viewer considered to be a terrible problem, but then I suspect you’d already know about that sort of thing. I think they’ll often say almost anything to get the EA off their case.
We had a comment of “too much storage space” from one…
As regards making it a show house, we felt it had to look in tip-top condition in order to beat the opposition. As it turns out there’s virtually no opposition currently, but we certainly make an effort to tidy up and clean up before each viewing.0 -
After 21 months on the market I have missives signed , sealed and delivered on my property.
Me and my ex bought it for 93k in 2005, and at its peak we were asking 135k. It eventually sold for 120k and due to her lack of payments to debts, the mortgage lender has taken every penny of equity to repay her debt.
So for the past year and a half I've been paying the full mortgage too and walk away with nothing.0 -

I do try - mad tidy up, get the 'good' cushions out, fluff out the rug, polish the taps, hurl every bit of clutter in nearest cupboard..... however, the gloss is wearing off both the new decor now and my enthusiasm!
Dunno what is wrong with people these days - last property we bought before the 'show house' era was occupied by a terminally ill heavy smoker - stunk, clutter everywhere, orange ceilings and jungle for a garden! But - the clutter went with them and after a good scrub, layer of paint and clear out in the garden it was all lovely.
OP, you need feedback - I don't mind giving it when I'm asked.0
