Hello all, a newbie here (been lurking for a little while) joining in as we've just put our house on the market. It appeared on Rightmove two days ago, and we've already seen a house we're interested in (I know, I know...).

I'm having a bit of a panic today - my buyer has asked me to pay for repairs that the survey picked up coming to just over 2k. I said I'd split the difference on condition that we exchange soon and have a large enough gap between exchange and completion for me to have a decent chance of finding a rental property.
They've come back today asking for about 75% of the repair costs (not best pleased, but will think about it to get this whole process over with). They won't agree to the requested four weeks between exchange and completion though, they seem to be aiming at about five days.
They've offered to let me remain in the house for a month on licence, but I'm not sure I want to be paying for this given it'll probably cost more than the extra month of mortgage would have done, and I'm not entirely clear on where I stand legally - I don't want to agree, only for them to move the builders in for that month - if I'm paying to stay here, I want to be able to enjoy the house properly.
Not really sure what to do now - don't really want to risk the sale falling through, but I'm not that keen on their terms either.

Hello folks, today I had the mortgage survey form back on the place I'm buying, yippee, no real issues to speak of and valued at the price I offerred!
My buyer had his survey done last week and the EA tells me there were no major problems but he wants to get the boiler and electrics checked, so waiting nervously for that to be done... am worried he's going to try and reduce his offer at the last minute...For every complex problem there is an answer that is clear, simple and wrong.0 -

Well, I guess I tempted fate there. Just an hour after I posted I had a call from the agent to say that a viewer wanted to see the house asap, and I had two and a half hours to get it ready (with a two-year-old in tow). I managed to make the inside look great, provided no one looked in the cupboards, but the outside made me cringe. Garden needed weeding, porch needed de-webbing etc.
The lady looking in question has been looking for some time and is currently living with a friend. Says there is nothing on the market and she's keen to get moving.
Highly unlikely to sell on the first viewing, but fingers crossed, anyway.0 -

I’ve mentioned it before on MSE that (imho) you’re not selling a 100% perfect house. You sell a car ‘as seen’ and it’s the same for a house as far as I’m concerned.0 -
I agree with that point not-loaded, some people just take the mick and want to screw you for every penny they can. we had so much to do when we first bought this 10 years ago but we knew what we were entering into before we bought it.
We have had some possibly positive news, was off to the allotment when a man who has viewed once before caught me just getting in the car. They have a buyer and want to come for a second viewing. Could this be 3rd time lucky? Daren't get my hopes up as we have sold twice before only for FTB to fall out. They have fallen in love with it but FIL has pointed some things out they might want to consider:mad: regarding room size of lounge so have got to do my "we have thought about knocking this room through" spiel and move as much stuff out of the rroms as we can without them looking bare. Have taken the fireguard down (dont use the fire anyway) which looks better. The second house we Liked (first one has been sold) is now under offer :mad: so if we do get an offer from this couple we will have to start looking AGAIN.

I agree too not-loaded, but at the same time if they're trying to reduce by about 1.5k, and it's still a buyer's market as far as I can tell, then you're left with the debate of 'do I play hardball and refuse to pay, or do I not risk losing the sale and take the 1.5k hit'. Very hard to decide at the moment.0

On another board I’ve even seen buyers asking about claiming compensation some months AFTER conveyancing which is clearly pushing their luck.
My starting point for this type of negotiation will be that my house was valued by six local EAs who saw it as it is.0 -
We've just received post for our buyers at our house, which seems a bit odd.
Trying to get hold of the EA to see if he can pass it on for us. Looks to me like it might be bank stuff or at least house related.
Possibly a good sign though right? They must be thinking of sorting this all out soon or they wouldn't be getting mail sent to our address? I suppose it could be a mix-up though.
Was thinking of digging out the notice of sale for their address and dropping it round. They live in the same town.Hoping to create a beautiful life for DS and I.
