  • Hi everyone, it's been really interesting reading your selling stories!

    We're about to embark on doing up the house a bit because we'd like to put it on the market in about a year's time. We've got a few problems to sort out (damp, dodgy plaster, etc) before we can even redecorate.

    Just wondering how much you each did to your houses before trying to sell, and especially those who've sold, was it worth it??????

    I haven't done this before - it's all a bit daunting.

    Hi Clare. Pawpurrs is probably 'otherwise engaged' at the moment, (I know I would be!) so I'll welcome you onto this thread. I really have no right to be here, having sold ages ago, but I keep hanging around!

    I think the general advice here would be to simply rectify any cosmetic shortcomings with your house, but no 'major surgery,' like a kitchen refit, as you won't see your money back. The aim should be to make the house easier to sell and that's all.

    Decluttering, but without removing all the character from your house, is also something to consider. The question is, can your loft take it all? I know mine didn't!;)

    I don't think I'll go into the story of how our 'prudent' chimney rebuild cost us tens of £k. You are going to be selling in a flattish market, I reckon, not a plunging one, so stories about what happened just before Northern Rock are, hopefully, irrelevant now.:D

    Davesnave’s advice to rectify any cosmetic shortcomings with your house is good, and I’d agree with no 'major surgery,' like a kitchen refit, but, if you have anything that is really shabby (possibly the kitchen) then it should be rectified.

    If you show viewers a disastrous kitchen or bathroom they’ll deduct thousands rather than hundreds and often you could rectify for the hundreds. Ask friends what they think if you have a shabby room. As an example, we had friends with a horrible dark wood kitchen. They spent just days cleaning sanding and painting the doors and drawer fronts, and it really looked a treat.

    Decluttering is important in order to show how big each room really is. Clear floors make a big difference. Also clutter says ‘we ain’t got enough storage space’.

    You mention damp and dodgy plaster. If you get the damp treated properly it will cost good money but you’ll also get a certificate or a guarantee to show for it. It’s hard to say if you’ll get your money back on that, you’ll have to decide how far to go.

    Dodgy plaster is a bit daunting. I’d get two or three quotes for sorting it out. Remember that when you sell you are not selling on the basis of ‘here’s a perfect house with absolutely no faults’.

    Thanks again, I cant really believe it to be honest, its been such a rollercoaster, and I cant believe I am on my way back to the Village and community that I love, I love this house, but its not been a happy home, there is no community at all here, and I really missed that. But it made me realise how special the village I left was. I will be renting there off an old neighbour, and so I know all the neighbours well allready, and after the crap ones here, thats a result for me. Hopefully in a year or so, Dh will be sorted and we can buy again, although not much comes up in the village which is the only reason we moved from it, we didnt want to, but wanted more space, and we only like own builds or period, and fell in love with the house, but knew it was a mistake to leave the village.
    Getting excited! Nearly packed up now! :T

    OH is getting on to the EA today to ask for the harsh truth - not the sales pitch we got before signing up about how things were picking up.
    I used to have my Avon turnover (sales) here. They've been removed because it's not appropriate to talk about those kinds of sales as if they're realistic for a new Rep to aim for. :( I signed up at the right time, right place, and was very lucky.
