    Sorry things are so horrid for you just now. Try and forget about it all tomorrow and have fun at your friends wedding. I know - easier said than done!

    solicitor just called, my sale has gone through and she will be paying off my mortgage on Monday :-)

    yay!

    now onto the purchase.
    Debt free 4th April 2007.
    New house. Bigger mortgage. MFWB after I have my buffer cash in place.

    Well done on the sale and good luck with the purchase. The purchase has been the difficult bit for us so far! Our buyers have been :A thus far.
  • Ooh I need to let off steam on this thread. Was about 25 miles from home today and EA rang asking me where I was and could I do viewing this aft. BEaring in mind I have a baby and a toddler I said 3.30pm would be best. THen I drove home, fed the baby, then debabied the house of toys and stuff. Changed the bed, decluttered all rooms, got downstairs ready to hoover over the lounge and the EA rung to say they had cancelled. I only got the request at lunchtime so didnt buy the excuse that they had just seen the mortgage advisor who told them they couldnt afford to offer at what we need.

    We do keep the house as viewable as we can, but I defy anyone to be pristine when they have small children around. I can just about get it ready in 2 hours now. But this was heartbreaking. Why make the booking and then cancel an hour and a half later???

    So disappointed that I wasted time that i could have been spending with my babies. Although the toddler did enjoy mvoing everything I was tidying! And baby was happy to lie in her basket.

    Comiserations toots. Unfortunately, there is no filter for thoughtless viewers, as many here will testify.

    If it helps, I'll mention that although we've bought, we had two viewings booked on our rental today. So, despite being knackered, it was up with the lark this morning and a quick clean through etc etc....

    Midday came and no sign, so we phoned the agents.

    'Oh dear,' says the voice on the other end, 'someone decided to take it at the weekend. Did no one tell you?'

    No they blooming didn't!:mad:

    I do appreciate how difficult it must be with small children around. If you’re selling to a similar family person though, I’d have thought they’ll be pretty forgiving of child related stuff around the place.

    My best tip for sellers (mentioned a few pages ago so you might not have seen it) is in order to be better prepared for short notice viewings, have a box (varying from a shoe box to a large plastic crate) in each room. The purpose of this is to put all the ‘remove for viewing’ stuff in it.

    So, for example, our ensuite has a box with the bath cleaning sponge, large gooey bottles of bath oil, dental floss packs, ear wax aerosol, etc, etc, sitting in the corner of the room. Thus we can find all those things easily when NOT showing the house. When we get a viewing we visit each room, hide the box, hoover/whatever, so job done!

    After the viewing you can get back to normal by retrieving the box/crate.

    It’s not quite a magic wand, but I hope this helps! :)
  • Thanks for the tip. We do have plenty boxes for toys etc, which I just carry out to the shed. Then in each room (which are pretty much decluttered anyway now) I know where I put each thing for a viewing now - it just takes time, especially when being followed by a toddler who loves to untidy each thing - bless. Also I have a different duvet cover that we never use except for viewings rolled up in the cupboard, but I get it out so the bedding matches the curtains for a viewing. I can do it, it just takes time. That'll teach me to accept a last minute viewing, at least if I said "no, but tomorrow is ok" I wouldnt have to rush so much.

    When we bought we were FTB and the stamp duty threshold was much lower, but now with mortgages being as they are, we seem to be appealing to downsizers (all viewers so far have been aged 50+ I guess) rather than a young family. We are moving as we are 2 adults and two babies living in a 2 bed semi and need more space for all the stuff! So I am trying to present it as a non baby house that needs nothing doing to it ready for someone to move into (which it is but so many baby toys and baby proofing makes it look less so on first impressions - on our particulars you wouldnt know we had a child in the house LOL!)

    Am feeling slightly calmer today, but still no news. We've agreed to complete on the 21st, but have said no to exchange and completion on the same day.

    Today I learnt that our buyer hasn't signed their contract, and their buyer's solicitor has gone on holiday until Monday, so we have to wait until then I guess.

    I've booked a removal van (my uncle's firm, so if it doesn't happen, I'll be able to cancel with no cost - phew!) and the time off work, just waiting on the other folks now (as we have been for almost 3 weeks now).

    To be honest, I suspect they will exchange a day before, or force us to do it all on the same day or something. I've tried to find out if there is a reason for all this delay, if perhaps they have another house they are waiting on or are having doubts about ours? All I'm being told is that their solicitor is rubbish and they don't feel like there is a need to rush. That they just have a different attitude about things (although they are the ones that will apparently have nowhere to live on the 26th as their tenancy ends, so you would think they might feel some incentive). Luckily, the company in possession of the house we're buying hasn't been chasing, which I'm told is good. My EA says if they were unhappy and weren't happy to wait they would be ringing every 30 minutes. I just have to trust he is experienced enough to be right.

    I will keep breathing, packing and drinking and hoping it all works out for the best!
