We've just received post for our buyers at our house, which seems a bit odd.

Trying to get hold of the EA to see if he can pass it on for us. Looks to me like it might be bank stuff or at least house related.

Does it look like its from an insurance company??

When you get quotes for buildings/contents insurance from some companies, and you fill in the details of the property you want to insure, they automatically send out (without notifying the quotee) documents about the quote.

Buit it is probably a good sign!

On some posts here (not necessarily yours) there seems to be an assumption that the buyer offers, gets his/her survey done, and then deducts full estimated costs for anything and everything found.

I’ve mentioned it before on MSE that (imho) you’re not selling a 100% perfect house. You sell a car ‘as seen’ and it’s the same for a house as far as I’m concerned.

Cheers not_loaded, that is a very good point! Today a letter came from the solicitor saying the buyers would like evidence that the boiler has been serviced prior to completion. I've just rung a local plumber who says he can service it tomorrow for £70 + vat, so I'm happy to do that if it keeps them happy.
For every complex problem there is an answer that is clear, simple and wrong.

Well, I don't think our viewer will be putting an offer in. I haven't had feedback yet, but the EA said she was looking for a different style of house to ours ideally, and as no one has got in touch today I guess she's not interested.

Meanwhile our offer of £250k on a £275k house has been rejected. I was going to go back in with another offer but there doesn't seem any point till we've sold our home, so we'll leave it for a bit I guess.

At least the house is tidy now, anyway. :D
  • Hi all,

Seems things are on a go slow here, not complaining to much as dot want to move till 1st Oct but it would still be nice to be kept informed.

As far as im aware our sale is fine contracts have been signed just waiting for the nod of exchanging i think the only thing is my sol getting the deeds from my current mortgage company.

For our purchase my other sol hasn't received the f&f form back yet !!! it was sent out 4 weeks ago  im waiting for this so i can go back for a second viewing ad see what is being left / taken.

Pawpurrs is you manage to get on i would love to know how the move went.

    Good luck all x

My boiler has been well looked after and serviced regularly. Any viewer who shows any interest in stuff like that gets told that I’ll have it serviced on selling, so they know it’s just been done and it’s safe.

We sent all the obvious stuff on to our conveyancing solicitors, but held on to the F&F form as we thought it might change according to who buys. We thought on second (or whatever) viewing, we’d fill it in and agree it at the time with them, then send it off. Presumably you mean it hasn’t gone from one solicitor to the next?

My starting point for this type of negotiation will be that my house was valued by six local EAs who saw it as it is.
Presumably neither the EAs nor your buyers are surveyors though and would not be looking out for woodworm in the garage (which the owner didn't have the key to), damage to a flat roof which can only be seen from a ladder & blocked drains need I go on? All of these were revealed by our survey as well as undervaluing the house by 2% . I don't think we're wrong for expecting the owner to rectify or contribute to putting these things right.

Not alot of news my end. Had an EA out who told me he could sell this house easily ... if I clear it out and put everything into storage! I felt like screaming I HAVE 5 KIDS AND HUBBY(and 6th child - no1 son) COMES UP EVERY FEW MONTHS HOW AM I SUPPOSED TO LIVE WITH NO STUFF!!! If no5 isnt kept amused constantly he destroys things! So no toys = alot more hard work for me and there is only so much I can do with one hand whilst juggling or feeding the baby with the other! (as well as tend to the others!) He did offer 0.5% fees tho as they are opening a new branch in this area. Gonna decide in a week or two - once I've decluttered a bit more!

Good luck kymie with the decluttering – I know it’s hard work! :)

I didn’t say that a buyer is wrong for expecting the owner to rectify or contribute to putting problems right, just that as a seller you’re not really expected to be selling a 100% perfect house. As a responsible seller I’m not selling a house with such blatantly known faults either.

I think unless it's new we all expect houses to have some faults but I don't think the vendor (in her 70s) had a clue about the faults either. The point is there may be faults with your house (or indeed mine) that only a surveyor would spot and even then they spend 1 1/2 hours looking. A long viewing for me would be 45 minutes and I'd be interested in other matters concerning layout rather than looking for woodworm and the like.
