Well a little update!
I am quite annoyed......supposed to exchange next week, have just found out the contracts have been sent out today but there was a problem with the mining searches and so may not exchange next week as our lender may decide that they will not lend due to these issues!!!
I am angry at the fact that the solicitor said the searches came back over a week ago and yet they have waited until a week before exchange to bring up these problems!
Sorry for the rant but based on everything we have paid out and items we have bought it is really annoying to get to a week before exchange!

Well Update from me, Sent our mortgage application off on monday so that should be on its way! We received a letter from our solicitors today stating they had asked for draft contract documentation from the sellers solicitors and they will keep us informed! xDFW Total £21,800 to clear by Dec 2022
MFW Total £184,950 £179,066 to clear by 20350 -

I have heard from my solicitor that they received our mortgage monies this morning so all they need to do is press the 'go' button first thing.
Our vendors have a huge van parked on the drive so hopefully it will be loaded tonight and they will make a quick getaway in the morning

Just brought a 3 bed semi for £155k with a £40k deposit, Awaiting exchange atm signed the land registry form, got mortgage offer through today at a rate fixed for 2 years at 3.69% :beer:0

We completed today :jnice and early by 10.30 we had the keys.
Unfortunately I was in a car accident whilst driving to the house, a lady drove into the back of me, so that put a real downer on things. Fortunately nobody was hurt.
Spent the day cleaning the kitchen and painting the garage floor, realised the whole house needs decorating now rather than a couple of rooms, ho hum. We move next week so am looking forward to that.
Going to have a nice stiff drink tonight I think to recover from today!

Well we got the contract through last week, have signed on the dotted line and sent 10% of the deposit, sol should have it all by today!
Haven't heard anything back re the coal report, I have read it and cannot find any problems, the only thing highlighted is the fact it is in a coal mining area but all mining was abandoned in 1992 and so all movement should have stopped by now, other than that is is not near any seams, faults or shafts so fingers crossed Nationwide will still lend, the report was done on the 10th and we have heard nothing, fingers crossed that no news is good news!
Hopefully we are still set to exchange on Wed, I really hope so all this waiting is stressful, I cannot imagine what it must be like for people who are in chains!

Hey everyone! Not much happening at our end. Mortgage lender got our money for survey now so hopefully that is on its way.
Stupidly spent £52 at Reebok yesterday but everything was 50% off and we needed some new gear so felt it was money well spent. Going to Ebay a few things to make myself feel better.

YES FLIPPING YES. All our deposit/solicitors fees/stamp duty were shipped to the solicitor on Friday and had confirmation on the same day that they have received.
COMPLETION = FRIDAY! WHOOOOOOOOPIE!
Luton taillift van hired, few days off work, both sets of parents up and lots of friends willing to help and spend the weekend taking off wallpaper! Here we go!0 -
I'm thinking, as a ftb, that if and when I see a house that I want to put a offer on whether it would be a good idea to ask the vendor who their solictior is, if I went with the same solicitor it should narrow the time scale down.
