    Just to give everyone who's setting out a guide, my 'vital statistics' were as follows;
    Started looking at houses in early January.
    Found one and had an offer accepted but it fell thought in Mid March.
    Viewed 'The One' on 4th April, on at a very reasonable £137,000.
    Went for 2nd viewing 7th April
    Made an offer of £131,500 on the 8th April, with work to be done conditions (around £500-1000 worth).
    Offer rejected, estate agent suggests increasing to our maximum £132,000 (that was our decorating budget!), we do.
    Offer accepted on the condition that no work is done, we agree.
    Go for mortgage appointment on 13th April, accepted there and then.
    Get everything in motion and have survey and mortgage paperwork finished by the 24th April.
    Sit and wait for the solicitors to do their thing for several weeks.
    Exchange happens on the 29th of May and we ask for completion to occur on the 1st July, which it does at 2pm, when we get our keys!

    So all in all, from offer to completion was 12 weeks, 4 of which were our rental notice period and packing time. To be honest, we were lucky with all the companies we used and everyone helped to make ours a smooth and simple process. It's been a stressful and emotional time since we started looking, with a lot of 'perfect' houses lost to other buyers, uncertainties about the mortgage etc. but it is so worth it.
    Being able to come back to my own home of an evening is a wonderful feeling, so stick in there!

    We complete a week tomorrow - getting excited now although quite fed up with trying to pack!

    I found your timeline interesting so here's ours.

    Started looking early May viewed a few properties but nothing jumped out.

    22nd May we were told our LL is serving a section 21 notice so we decided to revisit rightmove and view houses that we had discounted for various reasons.

    23rd May we viewed 'the house' in the morning (we had discounted it on RM as it had no upstairs pics so thought it would be a dump upstairs - turns out we were wrong!)
    Made offer afternoon 23rd May initial offer rejected but they came back with a counter offer which was within our max price anyway so offer agreed.

    26th May - mortgage approved over phone, solicitors instructed.
    13th June - mortgage issued
    19th June - exchange with completion set for 17th July.

    So all in all pretty quick.

    I like reading other peoples timelines, they are very interesting and seems as though most sales are going through very quickly....well ours hasn't completed yet but here is our timeline so far:

    Saw house on 6th June....put offer in.

    Offer accepted 18th June (after a little bit of negotiation)

    Solicitor instructed 19th June

    Valuation done 25th June

    Mortgage offer given 7th July

    Contracts signed tomorrow and deposit given

    All due to exchange on 22nd if not sooner as we will be ready by 14th

    Just wanted to introduce myself since we are about to take the plunge. Have found a house we think will be perfect. Fingers, toes and everything crossed at the moment waiting to see if it will be accepted.

    Well due an update to this thread...

    After what seemed an age we're due to complete next Friday (17th)! We were supposed to get our keys on the 4th but there was a bit of snag with home insurance as no one would consider insuring a property that's had previous underpinning.

    Anyway most boxes are now packed and ready to go. I'm already thinking up of MSE ways to overpay my mortgage. I'm 27 now and hoping to be mortgage free by 45. Doable? I will certainly try my hardest.
    Knowledge is knowing that tomato is a fruit.

    Our little update here!

    Building Survey/Mortgage valuation tomorrow. Fingers crossed for both. Hopeful as the house 5 doors down went for 3k less that what we are paying for ours, about 2 weeks ago.

    The mortgage offer was subject to valuation but we have received our mortgage offer from HSBC on Thurs! Bit odd, so we're just assuming that they are jumping the gun in that everything is ok, if its not then we'll sit down again. Our LTV is 63% (75% tops), so barring disaster it should be ok!!

    Hello all,
    Would like to join the thread. Brief background im 22 male and single currently looking for my first home! seen one today i like the look of, needs a bit of work doing inside which suits me as i like to think im pretty handy lol. Currently seeking the best mortgage deal i can get, have a £25k deposit ready and im finding that really is a bonus :j. Just a waiting game atm so shall update this thread when i have some developments.
