    Can we join in pls ?

    We are trying to buy my mums house as she has gone into care.
    We moved to a council house around the corner from her a few years ago to take care of her but now we are stuck here in a damp house thats too small,with no hope of a move so mums seems a good option as its larger,dry and we love the area +mums is a safe bet as ive known the house for over 30 years so hopefully no nasty surprises.
    Trouble is we have to pay market value for it as otherwise there will be legal implications when it comes to mums carehome fees ,total con!! :mad:
    Totally heartbreaking as I know that my dad only bought the house to have something to leave to us ,he would be turning in his grave:eek:

    Anyhoo ,thats us ,the stage we are at is mortgage approved 'subject to valuation' Solicitor already on the case and already spent some of the deposit on fees:eek: ,saving madly to get it back:rotfl:

    can i have a clause (dont think thats the right word?) that says something on the lines of, the furniture and fittings already in the house are to also be sold with the house (cooker, wardrobes, dining table etc etc) - we would be moving in with a bed and a washer/dryer so could do with the furniture - would this be ok?

    You are talking about fixtures fittings and contents. You can make an offer for these separate to your offer for the property. If accepted that portion of the money is not taxed with the sale of the property (though i guess it is excempt anyway!). This will then all be encorporated into the contracts by the solicitor. No guarantee they will accept it though! Good luck!

    Well i thought i would give you all an update on our repo purchase.

    Offer accepted last thursday!

    Valuation next week!

    Searches starting tomorrow!

    Only 23dasy left to exchange!

    Excited!!!!!!!!!!!!!!

    Wow, had to dig 13 pages to find this.

    We saw another property on Friday, completely loved it to pieces. Another buyer had kinda pulled out, agent/seller agreed to stick back on market and I got a call and off we went.

    Put in an offer, tiny bit of negotiation from us up and we had an agreement. Not had anything in writing yet, which I've requested. I assume they might well be trying to get the original buyer to match his old bid.

    Given the kerfuffle with the previous buyer, they are not keen to take it off the market until surveys are done (fair enough), so I'm going to ask if they can suspend viewings at least. Is that sensible?

    Got quotes from solicitors and made an appointment with broker on Thursday to apply for the mortgage.

    Just wait for my email confirmation and away we go.

    Am quite interested to hear of your experience of buying a repo. Was your accepted offer much lower than the asking price?...and where there much competition between yourselves and other parties?? We have our eye on a repo and will be making an offer this week, (the EA said no offers will be accepted until the house has been advertised in the local paper)
    Was it fairly straightforward process?...or much more complicated than a "normal house sale".....Really hope we can get this repo house we've seen!! Though I suspect there will be lots of interest in it!!

    Hi there! Good timing I was just about to update my progress!

    So far it has all been going quite well, after our first experience with a repo we really didnt want to go through it all again as there was a lot of competition but this time we went to final offers on the 15th and found out we were the highest bidder, only going £500 over the asking price and since then there have been no other complications.

    I do not know if an ad went in the local paper as I do not live in the area so cant help you there. I spoke to the e.a last week and they have told me that all viewings have been canceled and if people call they advise that a sale is going through so really it has been no stress for us!

    We had our offer accepted on the 18th and have since got the valuation back today which is all good so the searches should be back at the end of the week and the mortgage offer will come through next week all perfectly in time for the exchange date on the 15th!

    I say if you have fallen for a repo and really want it then just go for it, in most cases it is straight forward, sometimes a mystery buyer comes out of the woodworks towards the end but most of the time if you have gone over the asking price this will not happen!

    I have a question for people! Our valuation came back today at £86k which is what we are paying, I was wondering if the surveyor always values the house at the price you have offered (unless it is worth less) as there is an identical house on the street (although ours does have much more parking) that is valued and on the market at £110k??????? any help would be much appreciated.

    Thanks for the update Kibs! We have definately fallen for this repo, and think there will be alot of interest!..so I think we should be prepared to go right up to asking price for it. It was nice of your EA to not market it once your offer was accepted- as the EA here said the house will be fully marketed right up to point of exchange!! (Which makes for a very nervous 28 days inbetween!!) Will come back on here and update too on the goings on next week, once bids are being accepted!

    As for valuations- our last survey came out also at exactly the same as the offer price. No more no less, so I'm not sure if this is the norm or not! I have heard on other threads, some valuations come back less than the agreed price!...which makes things abit more tricky!?

    Can I join. Hubby and I are FTB, due to exchange and complete tomorrow on a 3 bed semi, friend just moved in just down the road, nice area (and built in babysitter rofl )

    Have been having trouble with vendors - going through messy divorce and he is being difficult. He has decided to claim to not have received the paperwork, then refused to contact his solicitors or the EA. EA is meant to be picking up paperwork in the morning and hand delivering to him in the morning (only agreed after I said I felt that the property had been misrepresented when we were told that they wanted to sell quickly, and pointed out she doesn't get paid if the house isn't sold). If that doesn't work, Mrs Vendor is taking Mr Vendor to court to force the sale, but our mortgage offer will run out before that happens. So, Wednesday I either own a property or I will be looking again.

    Good luck with everyone else's purchases, and congrats to those who have already completed :)

    Well, it is a long time since I posted on this thread. Tenants have two month notice period so we're just waiting and waiting. I want to move! Due to complete on August 7th.

    On our second viewing a neighbour invited us to a street barbecue so we went along yesterday and met the whole street! It was fantastic (there was bunting and live music!) and now we can't wait not only to move into our house but also into the amazing community! Who says community spirit is dead?! :T
