Can I join!? :j What a great idea!
We're first time buyers, moving to a 3 bed in Croydon. Solicitors are dragging their heels as a provisional completion date has been set for August, and yet we can't see it happening at the minute!
Issues arose from the Survey, but vendors are willing to sort the majority out, so we're happy bunnies, just keeping our fingers crossed as we really need to be out of this 2 bed flat!

It has been at least a week since i updated so thought I would tell you all what is happening.....if you are interested lol
Well I found out today that the actual deadline for exchange is the 22nd and not the 15th (of this month), which is fine by me, but another week of waiting.
So far valuation has come back, all of which is fine, we are not having a survey as the house is only 2years old.
The searches came back yesterday and are all fine....no problems there.
Today we have had a verbal mortgage offer from Nationwide and are now awaiting the paperwork to come through which should be in a few days.
The solicitor has done the draft report for the contracts which she is sending out today for us to look at.
So fingers crossed that it is going to keep going well :T as I have already started buying small things.

Hello Kibs!..Glad to hear things are still going smoothly with the purchase!!
I don't have much to report, other than we have bidded on the repo we like, but it's not high enough. We upped our bid, but again was not enough (though the highest bid is still not near asking price)...so we are thinking possibly upping it again, though that will be right at the top of our budget!! So we are thinking very carefully whether to push ourselves to that!!
Still viewing other places too, but none have been quite right!...or the ones we really like the look of!..are out of our budget! :-( So, not having the best of luck with the house hunting at the moment! But I'm sure we'll find the right place at some point! Hopefully before Nov, as that's when our mortgage offer expires!!

Yes very exciting, we have got the mortgage offer through the post and the Solicitor received it on email this afternoon which is all good, we are just awaiting the contract to sign which will be sent tomorrow and also to send our 10% deposit, as soon as this comes through, hopefully by the weekend we will just be waiting on the repo company!
All the stres is def worth it, we were in the same position, we could only afford a 2 bed terrace with no parking but this repo is a 3 bed semi with parking a garden and is still cheaper than any of the terraces we saw!
I hope it all goes smoothly.......we have just bought a dog! So we def need this house lol!! :rolleyes:
What offer have you gone up to? And what is the house up for? If you don't mind me asking.

Seems the whole process is moving quite fast!?..happy to hear all the paperwork is going through! My friend recently moved into her new house, and she was majorly stressed in the last few weeks, as she bought in a chain, and there were delays from her sellers and up the chain etc...She advised me not to buy in a chain if I can avoid it!!! heehee! As it gave her sleepness nights towards the end!! Buying a repo seems like abit of an advantage!!..as it all seems to move forward quite quickly! :-)
The repo we are looking at is on the market for £249,950- which is alot, but compared to the other houses on the same street, it is well below the average, as the house needs alot of work! Our budget is not quite that much!..but we were hoping it would not go to asking price!? But there is quite abit of interest in it (or so the EA tells me!!), that we're thinking this one is probably not in the bag!
We could go to £230k tops?...but then for that amount, we could get a different house, with no work needed!What to do!?
Need to seriously think if this repo is re-eeeally want we want!!....

Hi i joined in June on this thread but i mainly post on the saving for a deposit thread but feel it is now time to come over here
WE had our offer accepted last thursday and this week have shopped around for the best mortgage and solicitor quotes and are finalising these today hopefully! :j
Our first quote was on a 7.25% 5yr fix on a £92000 house with 10% deposit - £550.11 a month over 35yrs
solicitors fees £1100
the best quote we got was 5.99% 5yr fixed rate - £471.75 a month over 35yrs
Solicitors fees £620 all in:T

Nice one HT. Is the solicitor recommended? Friend of ours are using one at the moment who wasn't recommended and have had a nightmare with them, whereas we have gone with a company who are a few pounds more but recommended and is has sailed super smoothly, communication etc. Very exciting times!0

Well I officially get to unsubscribe, as I completed last week and unpacked the last box last night!
I've spent most of the last week either spending money on bits and pieces for the house, or bleaching things (ex-student house - you wouldn't believe the filth!) but I'm as happy as I thought I'd be!
Just to give everyone who's setting out a guide, my 'vital statistics' were as follows;
Started looking at houses in early January.
Found one and had an offer accepted but it fell thought in Mid March.
Viewed 'The One' on 4th April, on at a very reasonable £137,000.
Went for 2nd viewing 7th April
Made an offer of £131,500 on the 8th April, with work to be done conditions (around £500-1000 worth).
Offer rejected, estate agent suggests increasing to our maximum £132,000 (that was our decorating budget!), we do.
Offer accepted on the condition that no work is done, we agree.
Go for mortgage appointment on 13th April, accepted there and then.
Get everything in motion and have survey and mortgage paperwork finished by the 24th April.
Sit and wait for the solicitors to do their thing for several weeks.
Exchange happens on the 29th of May and we ask for completion to occur on the 1st July, which it does at 2pm, when we get our keys!
So all in all, from offer to completion was 12 weeks, 4 of which were our rental notice period and packing time. To be honest, we were lucky with all the companies we used and everyone helped to make ours a smooth and simple process. It's been a stressful and emotional time since we started looking, with a lot of 'perfect' houses lost to other buyers, uncertainties about the mortgage etc. but it is so worth it.
Being able to come back to my own home of an evening is a wonderful feeling, so stick in there!

Yes in a way, my mum knows the family, well the ex wife of the owner of the firm and their son is doing the conveyancing so it should run smoothly and they knocked £50 off their fees too :beer:DFW Total £21,800 to clear by Dec 2022
