    I've not been on for ages as I've been really busy. Anyway had the house on since July and had 1 viewing in August and an offer that was way too low. I was planning to take it of the market this week as we don't need to move, anyway we have a viewing today!

    Cash buyer who is looking for a second house for his teenage girls. Will let you know how it goes, must dash now and get tidy!

    The house looks really nice.
    Rental isn't a bad idea, particularly if you have people in the house who want to stay. However be prepared for the joys of rental. You need a contingency of £100/£200 a month in case of urgent repairs (burst pipes etc).
    If your house was marketed at £150K a couple of years ago it probably peaked at 170K so now it is probably worth £128K.
    The one you want to buy is marketed at £220K so is probably worth £165K (EAs are still marketing properties way too high!).
    Move things on a year, which is where you take your gamble.
    I expect property to dive 25% next year, there will be mass redundancies in Jan / Feb and the whole economic complexion will change(just my view).
    So the current house will probably hit £96K. Assuimuing that you buy the new house for £165K and sell your current house in a year your mortage defecit will be approx 70K + what mortgage you currenly have.
    The best option would probably then be to keep renting your house out, but you take a risk, how long will it take the market to recover to current levels.

    I think you should always try and buy and sell in the same market. Maximise what you get for property 1 and buy property 2 for as little as possible. That applies wherever the market is.

    By keeping the rental property and buying the new house at todays prices you take a risk, but as long as you calculte it based on worst case scenario and your jobs are secure then life's too short not to go for it!

    Dad seemed keen to look but he said it depends if the walls are cavity or not.

    Already had a fairly big drop & failed to sell at an auction. Might get a real bargain :T I'd seen the details as also looking in Norfolk and had action details for a different property. Good luck

    Looks nice. I'd change bedroom 4 into an ensuite/dressing room, then you'd have a master suite with it's own staircase.

    So much for 2 teenage girls, these EAs really annoy me!

    In fact mine has been a complete waste of time.

    It's the parents of the girls mum and they have another daughter living in a nearby village.

    They were a lovely couple and did say that it was the closest to what they have been looking for as they are moving a fair way from where they are currently. (Don't want to give too much away)

    They were talking about negotiating for items in the home but as we all know they may have moved on and found a better one later that day.

    The difference for us is that we don't need to move, just want too (crazy in the current climate I know!).

    The one we want is still available and has dropped it's price to nearer what we had offered in July. The sums need to add up for us to make the move and if they don't we won't.

    How is yours going Dave?

    Not in the Trent yet so it must be going okay;)

    Well another weekend is nearly upon us, cant believe I am no further forward, no viewings booked in again, and am getting pretty peed off with my EA as still has not changed the price, despite speaking to him several times. The new manager is coming to see the house tomorrow.
    Feeling fed up and blue, I sooooooooooooo want to sell this blinkin house, its like a tie around my neck and need to sell to move on.

    Hope some of you have some viewings lined up for this weekend, wonder if anything will come together from this chap that said he loved the house, theres no urgency with buyers these days. Even in this market if I saw something I wanted, I would go for it, as it only takes one person to come and take it away!
