    You said in one of your posts that you could jump either side of the trent!

    Or maybe it was another river but it gave us the giggles :rotfl: I can't find the post!!

    Hi all,
    I'm new to this site and have just managed to read through this extremely helpful (and extremely long !) thread.
    If you don't mind, I'd like to add my story.

    We put our Manchester house up for sale in September after I sadly lost my Dad and we decided to move to be nearer to my Mum in the South of England.
    Our house is a three bed mid quasi semi ( or in other words a terrace!) and was valued by the EA at £120,000.They told us that the property would be marketed on their website, in the local property paper every three weeks and on it's web site and on a well known website also, although he could not remember the name.
    I noticed that although it did go on the EA website and into the paper I could not find it on any other website so after few weeks with no viewings, I visited the EA and asked to speak to someone about my property. I was greeted with ' Yeah, what do you want' and left standing in the shop while he shouted to me from the back.I asked them to drop the price to £109,950 with offers invited. They were not happy but agreed .I also mentioned the lack of advertising and was told it should be on and he would sort it straight away.
    The 'well known' site was actually homemover.org. I asked if they would put it on Right move but was told that they don't believe that this type of marketing works !
    We then had 2 viewings within a couple of days of my visit but one didn't like the area and the other had not sold her own property.
    Three weeks ago I telephoned EA and asked them to drop to £97,000 , they agreed but thought £96,950 would be better. Over a week later it had still not been reduced on their site so I had to call again and was told it had been done so I had to insist they double check.It took them till the next morning before it was finally reduced.
    We have heard nothing since, even though it is the 2nd cheapest 3 bed on their books.
    It's so disheartening, I really feel for all of you in similar situations.
    We want to leave this EA but unfortunately signed a contract for 6 months or we have to pay them £200, mind you it's tempting to pay it and find a better EA ,I think it would be worth it in the long run but I begrudge them any money as they have hardly earned it.

    Not at all, you 'ramble' all you like, Rac. That's what this thread is for: telling others what it's like at the sharp end. No theory, no hype, just real-life stories.

    It sounds as if you have one weak EA there and, while it's a hard thing to do, I'd be tempted to be done with them. £200 is a lot to give to someone who's failed to market your home well, but the most important Internet site is Rightmove and without exposure there you're missing out. Frankly, £200 is nothing in a falling market, but you know that.

    Of course a good agent will be chasing sales hard, with or without Rightmove, so the only other thing you could do is offer an extra incentive, like a bonus, if you can exchange by March. It sounds like you might be flogging a dead horse though!

    You will probably be told there's no one out there looking, and while I don't know your area, that's not true everywhere. Looking is one thing, and buying another, but you've reduced about 20% and ought to be seeing some action, unless the original valuation was too high. As it's more or less Christmas now, and not much is likely to happen in the next few weeks, I'd use that time to research some other agents. If you can get someone's recommendation, fine, but otherwise, just go in and talk to them all, look at their advertising and form some judgement about who you can relate to/work with. No more long contracts either!

    As I've never seen or used Homemover.org, I tried it. As an experiment, I put in Manchester, £93k - £99k, 3 bed and tried both terraced and semi. Neither time did I come up with a house at £97k or £96950. Is yours coming up when the right criteria go in?

    Remember all you get here is non-specialist opinion, but hopefully others will add their thoughts in the next day or two. Three months is still a relatively short time on the market, so stay positive and be ready for whatever the New Year brings.

    Yeah same round here noticing a bunch of cuts in the run up to christmas.
