    No viewings for me, agents are useless, only used them as I had no option. They'll be getting the boot in the New Year and I'll be dropping the price when I change to the new firm.

    Hi all,

    I'm fed up too! My EAs are rubbish at passing on feedback, even if it is always 'the garden is too small' or whatever.

    My ex is flipflopping about buying me out/not buying me out - and announced this week that he wants his share of the furniture in the new year. Which is fine, but I'm assuming that means he's NOT buying me out and would have been nice if he'd told me! I'm worrying about what I'm going to do afterwards, as rents in this town are few & far between and very expensive - and if we don't sell soon, any capital I would get is dwindling rapidly. Sorry for the moan, I'm feeling really anxious about it all, this morning :rolleyes:

    Good luck for any viewings this weekend - and don't do what I did last Fri - leave my mobile at home and miss a call from the EA. Got home to find post on the coffee table and penny slowly dropped that someone had been round. I'm sure they were very impressed by my various knitting projects strewn around and my (clean) pants drying in the spare room...

    Not in the Trent yet so it must be going okay;)

    Mine's going OK, I think. I don't like to say too much, just in case! We have a completion date, but no exchange until solicitors have ironed a few things out.

    We'll start looking at rentals tomorrow. We're stuck in the local area till daughter finishes college and we also have a full sized 'garden' full of plants to look after, so it wouldn't be sensible to go too far away. There seem to be a lot of rentals about, including some houses that are also for sale.

    I don't understand the reference to the Trent. That river is about 100 miles or more north of me!

    Hope your viewers come back and make you an offer. It isn't daft to want to move at any time; when one feels the need to move forward then it's best to try, but in the current market it just helps if you're not in a hurry.

    I wouldn't worry too much.....DW has just been across to water the neighbour's plants, as they've gone to Australia. It's like the Marie Celeste; they've left all the night before's washing up and the breakfast bowls and milk are still on the table!:eek:

  • Hopefully my comments wont annoy those sellers struggling to sell..

    But I'm currently in the market as a FTBuyer, and to be honest, our main criteria for buying are as follows:

    Price - can we afford it? If not, is the seller flexible to come down to around our budget? If not, we don't even look.
    Please keep in mind that, for example, I have a mortgage arranged at a price I feel I can comfortably afford. However, if I was to see a property that I really loved, that might be just outside our reach, I would probably be prepared to ask our lender to go a little higher. I'm currently around £20k below the max they'd lend. In my opinion, this is why any such nonsense as "Offers in excess of" keeps my interest away. The buyer wants to feel they are able to negotiate a fair price with the seller in this market

    Investment Potential - Do we feel its a good investment? This is a tricky one, and comes down more to 'gut-feel' for me. A lot of the flats we've looked at have been fabulously decorated, but for example, are not ground floor so no possible chance of agreeing an extension with the freehold-owner, or they lack general storage space.. or just little things that mean down the road it will be trickier to sell, and things that we might want to sell as a result of.

    That's it really. Price and Investment potential. Is it a good price for the street/area and is it a longterm investment? Can we see ourselves living there if our situation changed, e.g. addition of children etc. I guess my advice would be to try and highlight ways in which a buyer could accommodate change within the property.. I'm not terribly fussed about driving for the hardest bargain, but I do believe in finding a fair price.

    Unfortunately that might mean for some sellers they end up with negative equity. I guess my thoughts on this are.. if you have to sell, and its not selling for what you paid, the longer you keep your price at x, the further you'll have to fall to actually sell it.

    Example being:

    Put on at 200,000. No takers.
    Reduce to price bought, £175,000. No takers.
    Offers coming in at around £150,000 at end of Month 1. Seller refuses as doens't want negative equity of £25,000, so holds out.
    At end of Month 2, you knock off 2% of the offers made, and accummulate additional interest on mortgage. Worse off.
    After 6 months holding out, you could be looking at offers of £125,000, now £50,000 of negative equity. Was it worth it?!

    Nope but have been keeping eyes peeled on all local auctions. I guess people do look at whats failed to sell and think how much less they might possibly get it for. I know I do (sorry to all the sellers :whistle:)

    Don't know Little P well as its wrong side of city for me really. Good luck and hope you get it - I agree with BettiePage that bedroom four could make a lovely ensuite to master.
