    Just had a viewing booked in for tomorrow, fingers crossed this is the one, lost count now, but think this is viewer no 20? or 21?

    How are we all doing? Any one got viewings lined up for the weekend?

    EA is unable to do it, so we are having to do it, but no way am I turning any viewers away. This is someone in rented that sold last year, and apparently needs no Mortgage, so am hoping they love it. ;)

    If you want to sell early in 2009, there is only one thing to do; put your property on the market at a price significantly lower than those others in the road.     One consideration I'd weigh carefully is the job security of the wage earners in your family. While moving up the ladder should be cheaper for you at a time like this, it would be wise to build in some cushion against the unforseen and not stretch yourself too far. It is OK for old fogeys like me with pensions and no mortgage, but I do remember the days before that when I was always stretched to the limit; then even an event like DW losing her part time job would have made life very uncomfortable.

    In the end, no one can advise you fully, because we can't fully appreciate your cicumstances, but I wish you well with whatever course you take.

    We we're going to get the Christmas tree up on Friday night but had a call from the agent for a viewing for today at 12:30. So didn't put the tree up. Agent called today at 12ish and I thought here we go a cancellation but they were phoning to book another viewing at 1pm.

    So had 2 viewings today which is good. I can also report that the tree is now up and decorated.

    Our potential buyers are going to the flat this weekend to see if the damp is drying out OK and if it's got worse since recent wet weather. Not sure if today or tomorrow. If it's all OK they will see their lawyer on Monday, and then it's contract exchange and completion may be quite fast. We still have stuff that needs shifting, :eek: but have cleared an awful lot already! ;)

    Touching wood for you! :D Fortunately we haven't had to do any viewings (we live about a 40 mins drive away so EA does them all). At least we don't have to worry about "tidying up" as it's clear the flat is being cleared.

    Congratulations on the viewings, and good luck! And well done for getting the tree up. Am sure it makes your house look really homely, so that may help for any re-viewings or new viewings. :D

    Well another update from me....

    Still have our buyers thank god and the survey is all set for Monday morning between 7.30/8.30am!! Thats gonna be a laugh trying to deal with that and 2 kids first thing with the school run!

    Having a nightmare trying to find somewhere to buy tho....Our EA called us 2 weeks yesterday and said they had this fantastic house come on about an hour ago in a lovely little village, just what we were looking for - 4 bed detatched, so went to have a look and it was absolutely gorgeous so we called straight away to put an offer in of 240,000 was up for 249,999 - we was told that they would have to get in touch with the developers as the house was being sold as part of an assisted move so the owners were selling through them as they were buying a new build, so we waited and got a call on the Sunday to say that they would accept 245,000 which we agreed to as the house was underpriced as the company price at a price to sell within 4 weeks so we knew it was well worth the extra 5 grand. So that was that, on Weds got a phonecall to say the sellers were pulling out due to the guys job not being 100% safe and they were not proceeding with the new build - which was 500,000. I was totally gutted, part of me believes them but then i know they had 4 other bookings booked for the Sunday and Monday that still went ahead but was with another 2 agents so part of me thinks they maybe got offered more than what we were offering.... who knows, its all done and dusted now so no point in dwelling over it.

    So i go back to the first house that i saw, that i also fell in love with, again another village location but closer to my sons nursery and other sons school, has everything we want, so i up my offer from last time and offer 7grand under the asking price, this was on Thursday. On Fri recieved a call from the EA to say that the owners (who are divorcing but still living together) were going to speak about it over the weekend...well shes going to be speaking to him as it seems that he dont really wanna sell or split and its all hit home to him that its happening so sounds like hes taking out on her at the minute so she is having to talk to him this weekend. So who knows whats gonna happen, its so frustrating, but we will find out tomorrow whether its a yes or a no, i mean the EA didnt say that the offer was too low but said that she had to get into his head that their lives were moving on - fingers crossed its a yes so as i can start packing some stuff up as in 10 weeks im due baby number 3 and the last thing i wanna be doing when i have had a c-section is packing bags.

    If this house doesnt come off then we are back to square one again, looking for another.... have checked rightmove everyday but there is nothing on there that appeals, just hope something does pop up before Christmas if the other house is a no go!

    Anyway hope everyone else is getting on ok

    Don't give up yet, Justp, but encourage your husband to be more 'creative' if the house you want doesn't happen for you. The choice of a house is much too important to be decided by a few fish. Yes, it will be an added hassle & expense if you go into rented, effectively moving twice, but right now the priority should be you and your baby. You need some certainty fairly quickly if the wrong response comes back next week. Let's hope the husband of the divorcing couple sees sense, but as you say, he may only be trying to take things out on his soon-to-be ex-wife.

    I have a similar problem to the fish; it's about 700 mature plants, including shrubs, all in pots. I have a place to store them but, if I didn't, I'd have to pay someone in the nursery trade to do that for me, or lose the lot; not really an option, as they've been collected over many years. Similarly, I'm sure that within the fishkeeping network, there is a specialist retailer, probably not doing so well at the moment, who would take on your husband's fish for a monthly fee. There may even be a hobbyist in your area who needs some pin money. Worth exploring, maybe, if you need to rent and give yourselves a breathing space.

    Everyone is different, but being the cautious type, I'd not do anything in a rush myself. I'm looking forward to renting next year and doing all the viewing at my leisure. All we have to do is persuade someone to accept our two elderly cats and a huge ferret cage in the garden!

    Still, no panic yet, eh? I bet that woman's giving her hubby some stick right now!

    Dont think the viewing was that positive, but who knows, the ones you think wont buy normally do, and those gushy people that you think will dont. So I have given up second guessing people.
    Hopefully some feedback tomorrow.

    lol i agree i bet she is giving him some stick, i mean why put your house on the market if you dont wanna sell it or are gonna make things difficult?!? Just hope its good news tomorrow....watch this space!!!

    I know what you mean about the fish but he loves them lol and to be honest i cant really moan as hes not one to go out after work for a beer and spend his evenings down the pub and not one to go out and get plastered every weekend, he likes his home comforts like me and works hard to provide for us and for me to stay at home with the kiddies and his only hobby is his fish apart from he plays cricket for a team when the season starts. So if i took the fish away i know he would be gutted and i want us all to be happy, so hopefully this house will come off!!
    If not im sure there will be another pop up soon. Although you do have some good ideas tho about someone looking after the fish for us for a fee whilst we are in this situation, i will have to discuss that with the hubby - thanks! And wow 700 mature plants, how comes you have so many?? Is that your hobby? Glad you have somewhere to store them tho for when you move or im sure that would be a bit of a nightmare too eh!
