  • Just wanted to add - I have exchanged contracts today!

    Completion has been agreed for 15th December. I now have a rush to get organised. Unfortunately, I had despaired of selling (property had been on since April) so had used up most of my holiday allowance from work. The next 13 days are going to be very hectic. But at least I now know where I am.

    Wow! Congratulations LD, so jealous, that was quick and easy just a few weeks! There is hope for us all!
    Feeling pretty despondant, but tomorrow is another day. Viewings have slowed right down now, thinking of changing agents to get a new spin on it if nothing else.

    Good luck Pawpurrs (and everyone else) it will happen eventually - I had given up hope, but those 'right' buyers finally came through the door.

    I was lucky in that they were cash buyers and I had an excellent estate agent - he took so much stress off me and fought for a decent price without me having to do too much. I haven't got the sort of price I would have got last year - but I think it's been fair for the current market. I turned down the very first (and only other) offer I got of £155,000 - but settled for £158,500 :rolleyes: Only time will tell if I've made the right decision but it's done now and I am feeling a sense of relief.

    Crossing fingers for everyone else on here.

    Just an update from me.

    Viewing last week was very positive, they are coming back at the weekend. Also have another viewer booked in again first time buyer. So not feeling too gloomy.

    Lotto, you've taken a brave decision & I'm so pleased that it's worked out for you. All the best to you and your lads. I expect you'll drop by to see how we're all doing when the dust settles!

    Pawpurrs have a complete break from it in Mexico and come back raring to go in January. I agree, a new agent might help, though the current one has sent plenty of viewers your way. When we switched, new people came along.

    Jenner, I have no idea about leases I'm afraid, but 80 years sounds like a lifetime to me. Looks like it may be enough anyway.

    No news from me, but I'll probably contact my solicitor tomorrow to see where we think we are. Working as back-up for someone in a boundary dispute at the moment.....Believe me, there are other things almost as bad as selling!

    The value of the lease is a calculation done on the basis of your ground rent and the length left to run (sorry, I don't know the exact details) The shorter the lease the more expensive it is to renew, so if the woman downstairs was £24k on a 50 year lease and you've got 80 years to run, you shouldn't be anywhere near that.

    A quick update from me, my ex came back with a revised offer of £18k to buy me out which i have accepted :)
    I signed the first form on monday which was a request to change the mortgage into her name, im unsure how long the whole process will take but probably looking at early jan unless the bank moes a little quicker.

    fingers crossed it all goes smoothly :)
