    Well, I'm crossing fingers my exchange goes through on Tuesday 2nd December -will report back. It will be a relief to have the certainty.

    Have just seen this website on another thread and it was absolutely spot on as to the offer I accepted on my house (wonder if my buyers had been checking it out!)

    Crikey Lotto, when I looked at that web site, its example address is very close to where our buyer lives! I don't think it senses the general area where your computer is located, but even if it did, there would be thousands of properties to choose from. Weird!
    We are expecting an exchange in early December too, but we've also learned to expect the unexpected! Yes, do let us know how you get on.

    I found it rather spooky that the average price stated is EXACTLY what I have accepted and all I typed in was my postcode! I have not even completed yet so it's not data from Land Registry and last sale in this street was 2005.

    .....has an average current value of £158,500.00. This mean price is derived from the free automated valuation estimates provided on the Mouseprice website. These automated valuations are known in the mortgage lending industry as AVMs....

    :eek: Having bought it for £59,000 in 1999 it's not a bad return (wish I hadn't remortgaged etc )

    Blimey I wish I could sell my house for the average house price for my street, It says my street is one of the cheaper places to live in the village (true) with the average price being £398,622.76:eek: . We're SSTC at £225,000, I reckon that average may come down a bit soon! The last house to sell went for £250,000 at the end of Aug, makes mine look like a bargain.

    Looks like our sale is going well, buyer has everything in place so exchange may not be too far away - then I can get a bit excited about our move!

    I'm hoping whay Nikki said about the right person coming along when you least expecxt it, is true. A couple are coming back for a 2nd viewing tomorrow, and after they'd gone, my husband told me he didn't think they wanted it. (They are SSTC). BUT the EA rang me to say that they really liked the house and could imagine themselves living here. SO maybe my dream is not so far away. (Across the road and 15 houses down!! So near, but yet so far!!)

    Wow! I put ours in and it came up with an average just a few hundred quid more than we're asking! Spooky indeed.

    Well, we had our viewing yesterday. EA says they'll call them today for feedback, so who knows? They did say it was a lovely home, so maybe... Don't want to get our hopes up though.

    I'm wondering: we bought this place largely because it's in a village with an easy commute to London. Might it be worth taking a few photos and sticking them up anywhere free that we can, e.g. London Gumtree, London Craigslist, etc?

    Fingers crossed for all those getting down to the nitty gritty of conveyancing.

    Well done JustP, good news.

    Yesterday & today have been the busiest for a while. So far we have received five offers, three on the same property. Not sure whats motivating the buyers at the moment, not complaining though.

    We're currently selling my late parents' flat, so I thought I'd check it out on mouseprice.com since it seems to have worked well for some of you. I have to say that their valuation seems desperately over-optimistic to me (£266,200), none of the flats in the block have ever gone for over £200,000. And that was before the crunch.

    We have interested buyers, remains to be seen if they will complete of course. ;) Currently waiting for the surveyor to go in... :eek:

    I think that possibly flats are more difficult to value than houses? :confused:

    Anyway, just wanted to wish everyone luck, though it's a bit late for today's viewings! ;)

    hi update from me. i sold and moved out of my property as planned on thursday 27th november-that went smoothly. However, got call from solicitor on wednesday 26th november at 3.45pm to say that the vendors of the house were are buying and due to move into on the thursday are not ready to move out and will not be ready until end of next week ie friday 5th dec!!!AARRGHH, because we had originally breached the contract 4 weeks before original date(asked vendors at start of Oct to move date from 7th nov to 27th nov) which vendors agreed to, we had no option but to accept new exchange date from them. But to only notify us the day before is pretty poor. So after packing up our entire home and then getting that news we had to arrange storage and place to stay quickly! So, currently staying with friends and have all our belongings split between friends, family and in-laws. I have not felt so low- all the excitement of moving just turned to tears at one point-it has been such a hassle but hopefully there will be no more mucking about and we will get keys on friday. Will update you all then! your advice on here has been so valuable!! if i am crazy enough to think about moving again this will be my first port of call
