Ok Guys another weekend rolls forward, Just the one viewing for me today that was booked in a couple of weekends ago, nothing else booked in at the moment.

I know of two people who have agreed sales in the last five days and we have five first time buyers, who are viewing properties over the weekend. Not dealt with these buyers before, encouraging that they are viewing, just need to see if they actually want to buy anything.0 -

My viewing today seemed quite positive apparently they said it was the best they had seen so far, we shall see. No viewings booked in for me for the weekend.
Annoying they went in the garden and then walked mud all through the house, so will have to get the hoover out now. Some people :rolleyes:Pawpurrs x0 -

That's great that they saif it's the best they've seen so far.
Funnily enough this is what our last viewers said on Sunday. They're coming back for a second viewing this coming Sunday.
Strangely they said they loved the house and could see themselves living here, but that the kitchen was on the small side....i say 'strangely' because our kitchen is one of the largest on the estate, almost 20 feet long, by about 8 feet. But we had planning permission for an extension (now expired).

I love it when they do that, always seems to be when cream/beige carpets are involved. I've lost count of the number of times I've rung vendors asking were the hoover is kept.0 -
My EA got a cloth out but its made it worse, and yes they are cream carpets!Pawpurrs x0

Well, I'm crossing fingers my exchange goes through on Tuesday 2nd December -will report back. It will be a relief to have the certainty.
Have just seen this website on another thread and it was absolutely spot on as to the offer I accepted on my house (wonder if my buyers had been checking it out!)

My house was on at £169,995 - agent way back in October 2007 said I could expect £165,000 -that was before it actually went on market in April 2008 and I have accepted £158,500 in October 2008! This is exactly what the mouse price website states is the average value at the moment. Not sure where all the data comes from but I wish I'd found this site before - very interesting.

Hi all
Well an update from me... decided to accept the offer of 181,500 even tho it was low but we want to move and with the way the market has been our house could be worth even less in future months! Anyway, an hour after accepting the offer we had a call from the EA to say that the people that were buying our buyers property have now dropped out as a house they were interested in previously had dropped in price and they preffered that one more than my buyers house!!! Obviously our buyers were gutted as they now have the stress of starting all over again, but in a way i kinda see this as fate - it wasnt meant to be.
So we were back to square one!
I have been keeping my home like a show home for the last few months so as if i get a call with a viewer i dont have to rush around like a nutter making sure everything is immaculate - not that i dont keep my house clean at all times but i like it proper sparkling for viewers - anyway, the last two days i havent really done much around the house as in keep everything sparkling as i thought its nearly Christmas and no one is gonna be looking to buy now and it will all probably kick off again after Christmas so thought i could be a bit more laid back with keeping the house spotless - its hard ya know having 2 kids and being 7 months pregnant - im knackered!! So thought i would take it easy a bit.....
So, i get a call at 11.30am from the EA i was just leaving town at the time and on my way to do the dreaded Tesco shop but the EA said could i get home as i have a viewer lined up, no chain, in rented, single male so Obviously i said yes fine and was all set up for 12.30.....:eek: Had an hour to get home, polish, hoover a 3 story house, clear away kids toys, put rubbish out and clean 4 bathrooms!!! Managed to get it all done and the guy was really nice, said he loved the place and had only started looking today at properties and could move pretty quick if need be as he has recently divorced and has been in rented for 8 months. Anyway an hour later i get a call from the EA to say he wants to offer 180,000 was a bit gutted as was still very low - declined the offer and then he came back with 185,000 which we have accepted :T :T :T Still a little low as we are on for 199,995 but we did say from day one 185,000 would be the lowest we would accept - so we have accepted it and i am sooooo blooming excited!!!
Am going to view another house tomorrow which is on for 230,000 and am also gonna see what the dream house i have had my eye on will accept thinking maybe 240,000 but we shall see..
Just hope it all happens this time round, good luck to everyone else - i shall keep you all posted!!
