You may have to talk us through this one a bit. In the Scottish system, do they have to offer at least the asking price? You are being offered 15% or so below valuation, so is that acceptable, bearing in mind that, overall, the falls in prices have been less severe north of the border?

Put simply, how do you feel about it?

Can I ask the average amount of viewings to sale, what sort of offers if any you are recieving?

Flat's been on the market 7 months, 4 viewings, no offers. :( Can't drop it anymore as we obviously need to to pay off the mortgage and the fees, (there will be no equity left in it). We are still about £4k off what similar flats seem to be selling for. So not much we can do apart from sit tight and keep saving up.

  • Have had my feedback:

Viewers 1: want something bigger (haven't sold theirs anyway)

Viewer 2: didn't want something as big :rotfl: but loved everything about the house and loved the feel of it. Has gone away to think about it

That was saturday and nothing since :(

I hoped the 2nd one would be back.

Unfortunately, the property scene seems as if it's going into hibernation. I haven't had a Rightmove e-mail for any of my 5 search areas this week, though they're scheduled for every 24 hours. Nothing new either on any of the web sites I visit.

Don't write your second viewers off yet. They may need to compare your property with some smaller ones to see how they really feel.

AB people are taking ages to make their mind up as they feel there is no rush at the moment.
Gone dead as a dodo here, no viewings or intrest for the last three weeks, although one was booked in a couple of weeks ago for friday. feeling pretty desponant and trapped here.

  • We are FTB and we're definately not looking around Xmas, we were going to look in March bur on a recent podcast I listened to, experts were warning not to go near property for 12-18 months. Looks gloomy. However, we'd plan to be in our property for at least 3-5 years, so we're not sure what to do now...

Oh don't say that, we have been wanting to move for a year now, with our place having been on for 7 months. :(

I was thinking of going in again in feb to make some offers but Im now thinking of waiting till the tail end of next year instead. Sellers down this neck of the woods still being very slow to make reductions.
