    Good to see you're back & none the worse. I've never had a car worth £5k, so my write-offs really are! With the hit & run, being an uneconomic repair, and 'cosmetic,' the insurers gave me £500, then let me buy it back for £100. I carried on driving it for another year and then sold it for £125.....True MSE.

    Keeping my fingers crossed for you and everyone else this weekend. Once we hit December, people will go into Christmas mode, if they haven't already. I think Jorgan is right and that we'll see much more activity around late January. We have reached additional solicitor's questions, so I'm hoping to have a date for exchange soon, but no one, except me, seems to be in a hurry.

    sometimes losing what seems like your perfect property can be a blessing in disguise. we were SSC and ready to exchange when our buyer pulled out and we lost the house we were buying we were gutted. that was 6 mnths ago. even though we are frustrated that we havent sold yet we have just found out about the problems the person who bought our 'dream home' has had none of which showed up on our survey. basically 5 mnths after getting keys they are only just moving in joists under bathroom not strong enough dinning room ceiling fell dwn etc etc 20k worth of work to put it right. i think we had a lucky escape. i believe things happen for a reason but sometimes you just dont know what it is.

    I couldn't agree more. Looks like others do as well! We've had a lucky escape too. Also, a couple of smallholdings we liked the look of, but felt were too expensive by a mile, remain unsold two years on. At the time, we felt really embarrassed, explaining to the agents that we'd done our sums and no way could we see how the properties could generate income justifying their price, but viewed in today's light, it looks as if we were right. (We have since learned to lie, as rural agents don't like being told their valuation is 'wrong!')
  • I have followed this thread since page one and my heart really goes out to all of you. We eventually sold earlier this year - after ten months, 20-odd viewings and three collapsed chains - to the first person who had actually looked around the property!

    And, to give hope to you all, that offer was made and accepted on Christmas Eve!

    Best of luck to all. As everyone keeps saying, it only takes one person to fall in love with your house...

  • Well heres an update from me, the interested couple have today given us their final offer which is 181,500, house on market for 199,995 and we bought in 2004 from new for 228,000.
    I should be happy but the dream house that i have had my heart set on is up for 249,995 and we went and put an offer forward to them today at 230,000 as we have taken a fair old drop which they know as have kept them informed the whole time as both our houses are on with same agent and we started off at 224,000. Anyway they declined the 230 so we went back with 235 which they declined again, im gutted to say the least, they havent had one offer bar ours on theirs, they are a couple going through a divorce but its very amicable - apparently she would go for that offer but hes being the git! I dont think asking for 15 grand off theirs is alot to ask seeing as we have dropped soooo much on ours and thats the way the market is going.

    I have to tell the EA tomorrow morning whether or not i will accept our offer on ours as these people have exchanged and just need to complete which will be the 3rd week of Jan. Really at a loss what to do, do i up my offer on the dream home, do i accept the low offer on ours and then look for something else but then what if nothing comes up that i like where are we left then? We have our third child due at the beginning of Feb!! Do i decline their offer and stay put which i really dont wanna do but not sure if its wise to move if havent found somewhere to move to!

    Really need some guidance here, as i said got to get back to them first thing and like the agent said other agents are gonna be all over my buyers as they are in a great position so i cant keep them hanging on!!

  • Just to add an update to my little saga - as things stand at the moment my buyers have knocked £600 off the price because gutters are old and made of asbestos! Agent said he came out and had a look when it was raining (didn't notice him lurking) and he could see no problems as they function fine - which I could have told him. They originally wanted a reduction of £1500 - agent got them to agree £600.

    They came and had another look at the house last night - and I've heard nothing back today. However, I do know they have signed their contract and paid deposit to their solicitors. I am still okay with the price as in this market it's acceptable, pays my debts and still leaves me with some equity.

    Exchange is proposed for end of next week with completion mid-December.

    I have now found a suitable rental property but the letting agents want letter from my bank and references. Latter not a problem - but at the moment my bank might make things difficult or might take their time over it.

    So it's good old Catch 22 - I need to know I have somewhere to go before I exchange, I need to exchange before I can sign tenancy agreement.

    A little bit panicky at the moment.....

    Hi all!

    We've had no viewings for a couple of weeks, and have been re-thinking our situation... DH is reluctant to take on another £50k mortgage in the current economic climate, which would then mean it is pointless selling because we wouldn't be able to afford anything bigger/better than ours.

    Then today I had a phone call from the EA, there is a viewing booked for Sunday 1.30pm (Don't people eat SUnday dinner anymore??) The viewer is proceedable. (As far as can be - she has accepted an offer on her house).

    Fingers crossed for all those with viewings booked this weekend.

    justpg, could you not sell and rent for while? There is no such thing as the perfect house, but pretty good ones come up fairly regularly in my experience. Rentals are easy to come by in most places and, if you don't have to sell, you can bargain hard in the future. Who knows, you could even end up bargaining hard again for the dream house!

    Justp The offer on yours seems very low, whats that 2003/2002 levels? But I guess as it was new build its harder to compare as they drop more. Only you can decide if the offer is an ok one.
    As dave says perhaps consider renting for a while, if you cant find anything.
    No viewings for me this weekend, unless one gets booked in out of the blue, its most disconserting, after all the flurry.
