Thought I would join in on this thread.
Had my 2 bed flat on the market for 5 weeks now without a viewing, dropped the price from £77,500 to £69,995 2 weeks ago, and still nothing. I am now the cheapest complete ownership property in Swindon, and estate agents are saying there isn't much more I can do right now.
Pros of my flat is that it is huge, I've viewed 9 houses since i've been on the market, and my flat is bigger than all of them, but it's just not the same as a house, no garden etc.
Major con is the area, the situation of the flat isn't bad, it's right on the edge of a dodgy area, and is actually quite pleasant in terms of not having any trouble in 2 years etc, but as always it's the reputation of the area as a whole that makes it undesirable to live.
I can understand why people think like that tho, as my partner doesn't like coming to my area unless i go and pick her up, and won't mve into me whilst I am in this area, so I am looking to sell just to get on with my life really.
Anyway, got a call from the estate agent this afternoon, and they have got my first viewing for me on Friday at 1pm. The potential buyer has sold already, and i believe is downsizing due to splitting from partner.
I'm so excited to even have a viewer, i know it's horrible sitting there like I have for the last 5 weeks, and it really gets you down when another day goes by without the phone ringing, but the feeling when you get interest in your place is great.
To make matters worse I've found a place and fallen in love with it, so keep checking everyday on rightmove to make sure it is still available, which isn't helping as it makes me want to sell even more!
As pawpurrs says, it only takes 1 person, and i'm really hoping this is the one, although I am realistic and know that i would be very lucky if it is.

Make sure you get a check up from the doc. I'm not wanting to sound pessimistic, but if you had to make any kind of claim later for injury, it would be very important to have that visit logged. Take photos of the car, everything, including marks on you, if you have any.
DD and I were involved in a hit & run a few years back and, although we were like you, apparently unscathed & just stiff, the insurers advised we go to the doc. Hopefully, like us you'll just have a bit of stiffness for a short while, nothing more.0 -

Sorry to hear about your car crash Pawpurrs. I had a payout for whiplash when someone drove in my rear end. Make sure you see a doctor as you could be due compensation. Every little helps.....as they say.

Good luck with the viewing, livebythecoin, not everyone wants a garden, remember how you felt when you bought the place & realised that your spare time wouldn't be taken up with cutting grass/weeding/raking leaves etc. Your viewer may feel the same.0

I don't believe in Father Christmas but we still hang a stocking over the fireplace in the last two weeks of December. You have a legal requirement to have a HIP and your EA should have explained all this to you and should not be marketing your home without confirmation that one has been commissioned. The fine for marketing a property without a HIP is £200 a day, for each day the property is on the market without a HIP.
Sorry if that comes across a bit aggressive, but the agent should be advising you of what is required, not you finding out on an internet forum.0 -

come on for another moan, after being gazzundered last week and accepting it on agreement we exchanged this week - the very big XX!! has now come up with something new to cause me huge stress. He has decided to look around to see if there are any better mortgage offers about. So that will be another survey extra and at least another 4 weeks before exchange - UGGGGG - wher do they sell those voodoo dolls????
One plus point is EA phoned up to say someone wants to view so they are coming Friday.0
