Katiso, I sympathise. Our house has been on the market for 6 months with no viewings. Dropped price a bit. Then out of the blue, we have a viewing Sunday afternoon. However, single guy with no property to sell, I expect he will want to put a very low offer in, if at all.
House is a tip - we let it slide as there has been no interest - so mega tidying for next 3 days.
I have just ordered some more boxes from Mad4boxes - great quality, free next day delivery for orders over £35 - highly recommended.
Funnily enough, we get a lot of interest on Rightmove. 40 plus people look at the full details of our house every week (twice the EA's branch average), but these don't turn into viewings. Like us I suppose, people look on Rightmove, but don't view because they haven't sold theirs or are having to save for a bigger deposit.
I spoke to a different guy today at the EA's today and whereas the woman EA says, "Yes, things are slowing down a bit...", he said, "It's absolutely dead.....never known it so bad....it's terrible."
I'll let you all know how we get on.0 -
Hiya,
we have dropped price when we moved EA. how do you monitor the number of viewers on Rightmove, will the EA do the monitoring???0 -
Some do, but it doesnt really mean anything! What matters is getting people through the door.
Katsio without knowing your property its really difficult to say, but even if you have dropped the price, if your not getting viewings, you may have to drop some more? What does your EA say?Pawpurrs x0 -
Good Luck with your first viewing Spuds.Pawpurrs x0

Hi Spuds - just to give our point of view - we are FTB and we look on Rightmove just to get an idea of prices locally, but to be honest once we click, if pics are not there or description is too basic we click away.
However the main, main offput is where the price seems too high - as a potential buyer we will click to see why the price is so high. For example, I will then click to see if the reason is it has a large garden or recently installed kitchen bathroom etc that makes the price worthwhile compared to other properties locally.
If this is the case we may consider it, but most times it isn't and the price is simply high, so we click away... but that's our area, not saying it's yours, but just in case it's something that may help you or others here.
On Location, Location the other night a property that was £170k had an offer of £130k-ish put in (it was rejected) BUT it gives an idea of buyer expectations vs seller expectations right now - deadlock. The winners are the cash buyers in the middle!

My EA sends me a print-out each month showing how many times our house has come up on Rightmove searches and how many people then went in and looked at the full details.
As with many sellers, we have dropped our price, but don't seem to see the prices of the houses we like dropping. If we accepted a really low offer we wouldn't be able to buy anything like the kind of property we want, so a bit of a stalemate really.
A house will always sell if it is cheap enough, though I do think that there are just not that many buyers out there at the moment.0 -

Any recommendations please?
Contact local solicitors re thr HIP pack to see what they can do. The cheaper HIP companies tend to use inferior searches which shouldn't be in the HIP. I'd be suspicous of any firm offering to do the HIP for less than £250. I wouldn't advise buying on through your EA, but I would question how professional your EA is if they allow you to go on the market without a HIP.0 -
Seems very odd that they let you market without one, are you sure they havent commisioned one?
On a different note, pretty shaken up, as just written the car offPawpurrs x0 -

Sorry to hear that, Pawpurrs. Guess you're OK, or you wouldn't be on here, but remember to look for symptoms of shock, which sometimes appear hours later. Pamper youself for a few days.
I did the same in 2005, though it turned out to be a blessing because I hated the car! The garage created a persistent fault, then denied it existed. While it contributed, I was trying to be in two places at once and going too fast for the conditions. When that brought me up short, I realised that I was juggling too many plates, so I made some major decisions.0
