    Oh well done mishmash. I feel it is worth all the effort if the people are not in a chain.Always give me more hope. We have had spells of months with no viewings and I must admit it is so much harder to keep the house constantly tidy. Luckily the last 3 viewings have been in the last two weeks so even my dd hasn't managed to trash the house!

    Have just had a call from the agent dealing with the house I liked the look of, they have asked me if id be interested in it at a £10k reduction.
    Problem is they want a decision in a week.

    Not heard from them, reading between the lines I think they do not have a deposit saved and can not get a mortgage. That's my best guess from what has been said. They were very positive and told the EA they were going to see a mortgage advisor and would want a 2nd viewing. Since that time they have not responded to the EA.

    You never know she may be back. The builder has still not got back, he was not happy that I wanted the same cash drop on his that he offerred on mine (I might add that the % for me was much greater). However all work has stopped on the houses so he may well be back.

    I have learnt the hard way to not gwet my hopes up.

    Hi ya hun

    Yep had the viewing on Saturday, all went really well did have a chat with them and say that we couldnt go as low as 175 but were willing to do some kinda deal if they were still interested - which they do still seem really interested... but they went to see another townhouse b4 they came to mine which is a repo at the moment its on for 215 she said that ours was much nicer in comparison and that the other was looking a bit dated and a bit shabby oh and that it was built in 2001 whereas mine wouldnt need any work and was built in 2004.

    The agent called me about an hour ago and said they are still very much interested but the agent for the other townhouse has told them that that townhouse will be having a price change on rightmove and will be going on at around 150!!!! Apparently the woman is a bit sceptical about this but is going to wait to make her choice once she sees what price it goes on at, but apparently her hubby much prefers mine - so lets hope her hubby is really persuasive! lol

    So its another waiting game for us!!! :rolleyes:

  • Hi all, I am in the opposite situation, first timers deposit ready, hoping to buy in Brighton but still not really seeing estate agent windows with realistic prices.

    Given they are only selling 1 property per week average, why are they not adding more photos to Rightmove, more description, more local info?

    As a buyer it's frustrating to see a property that *might* be nice, but only 1 photo and 4 lines of text are on there...

    Hopefully all you guys & gals on here are making sure your EA's really market the places properly... and hey, if any of you are in the Brighton area and have 2 bed minimum - well, PM me - we might be tempted!

    anyone here selling in coastal Kent? we are thinking of putting our property on the market after Christmas - agents say things are moving albeit very slowly, but is that sales talk?

    Hello again, Eagerlearner. I don't know why some agents can't seem to do a better job, even when theirs may depend on it. Only yesterday, I was on a site full of spelling errors, and those were the place names! However, don't forget that vendors check the details the EA produces, so for every thick and indolent agent there's an equally stupid and complacent seller.

    One thing agents are finding is that few leads are being created via Rightmove at the moment. In the past, they only had to whack a few details and a couple of crummy pictures onto the Internet and the punters would beat a path to their door. Not any more. Now, they will tend to know all who are serious about buying, so a lot more time is spent on the phone trying to persuade these folk to view.

    So.... you know what I'm going to say next.....If you are serious, it would be a good idea to make yourself known to as many agents as possible. FTBs are like chicken's teeth at the moment, but if you want a bargain, then begin with the attitude that you are in no hurry and you are keen to find a seller who wants to deal. Remember that prices in agent's windows, are asking prices, not what property is actually going for. In places like Brighton there has been less movement than where I live, I think, but the cracks are now showing everywhere, or starting to. The windows don't tell the true story.

    Which brings me to the last point....if you want a bargain, then waiting another 6 months or a year won't hurt. You only get to be a FTB once, so make the most of it.

    And yes, on the whole, people on this thread are clued up, taking pain and keeping agents on their toes. It's the others that you have to worry about!

    Hello & welcome. I don't know about coastal Kent, but we have friends on the market in North Kent and they haven't seen a viewer in months. I can't comment on their pricing, but that's key at the moment, everywhere.

    I feel the same about this. I want to do my searching on line, and get really frustrated when there are no/not enough pictures and details. A real bug bear of mine is no floor plan.

    I really agree with you. We are selling my late parents' flat, and only one of the three agents who came to price it did floor plans, so we chose that one. Makes a big difference when there's something a bit strange or different about a place - there are 2 balconies in the flat, one off the bedroom (sea and river views from bed!) and a larger L shaped one off the living room.

    Been looking at bungalows for a while, and it really makes a difference knowing the layout before viewing... Only viewed one so far, as have to see how the flat sale goes. Suspect we'll stay in our house for now though and try and sort out all the things wrong with it. For starters we need a new ceiling in the kitchen, and then a new kitchen! :eek:

    But maybe a few years down the line we'll look to move - husband will be retiring in a couple of years. Still fun to window shop though! :D
