I will make it brief as don't want to take the thread off topic :o Just wanted to say that yes we ideally would wait, except for the current dissapearance of 10% deposit mortgages... so we're almost being forced to stick our necks out there, to at least have a chance at buying. If we wait 6 months I fear only 25% deposit mortgages will be available... which means we'd be forced to save for another 2-3 years. The fear of not getting a mortgage in the next 3 years is higher than the chance of some negative equity, you see :o

    So we may have to put a few calls in, being the hen's teeth, and see who calls us...

    Good Luck EL finding somewhere nice.
    Just been on the phone to EA, hope to get some more viewings soon, was wondering what to do next, Joint Sole, New EA, consider another reduction etc.

    If you are going to make any changes, it may be worth holding off until January until they take effect. December is traditionally a very quiet month, so any change may go un-noticed by buyers who are more interested in Christmas shopping than looking at houses. Some property papers are not being produced in December, check your area.

    If you are going to change/add agents get everything set up in December so they can commence marketing straight away in January.

    Some agents advertise properties that have been reduced as a 'January Sale', don't like it myself, see if anyone is planning on such a promotion in your area for January.

    I am an ex valuer/EA, so I know my way around (unfortuneltly, makes it harder some how knowing the pitfalls) Have been happy with the work the EA has done, I have had 19 viewings in a couple of mths so not bad going. Last two weeks been dead however.
    Sometimes a change of agent gives it a new kick, but I dont doubt they are doing all they can.
    Wondered whether to go with a specalist agent dealing in Period properties only there is one in my area, but they charge a bomb!
    At the end of the day, most viewings seem to come from the internet now days.
    Still saying my mantra, it only takes one person and that person may come along today!
    Hows it going with yours? I take it you are selling through your own agency?

  • Had our viewings and had the feedback this morning.... well i knew by reading comments on MSE it was like pulling teeth well now i know!. House was spotless and looked great, one said loved it but wants an empty property with no chain for a quick move. Other commented that house was bit far from centre.
    Our property is not listed as "with no onward chain" so wouldn't a quick question to the EA not have been enough? And too far from centre it's a few mins drive or quicker to walk across a lovely park max of 5 mins walking? how close do you want??

    I can see now how sellers find things frustrating! this is going to be painful i just know it!.
    Hope everyone else has good news soon.

    It would have been a career limiting move not to use the company I work for. It isn't my office selling it, which in one way, I'm pleased about. Had a couple of viewings, one came back for a second visit, viewing went very well (I did it myself) but they went for one with a double garage. There is somebody else who wants it, but hasn't sold. As we are downsizing, we looked at theirs, but its just too small and overlooked. Some people think I'm mad for not taking the 'easy' option, but we wouldn't settle there and would end up moving in a year or two.

    Oh yes i'm sure they do, but i would just prefer a honest no sorry it's not for us!.
    EA did viewing as we were away, so no idea if they asked any further questions.
    oh well 3 viewings after a week on market not too bad just hope few more soon.
  • Fed up with trying to sell had our house on the market for a year now paid for hips now ran out our house has gone down by 40,000 and still not able to sell we were stuck in the stamp duty bracket now our house is less than the stamp duty bracket we still cant sell to anyone who is thinking of buying a house dont you work your way up only to be brought back down again through no fault of your own we worked hard for 25 years to get where we are now and are ready to move to our dream home but cant get a buyer:mad: our kids are now grown up so we dont need to live near the school and all our dreams are being shattered due to todays market place, i have a friend who had children could not afford to buy a house in the beginning who rented a council house she ended up getting it for £50,000 less than what it would have cost she sold it last year and has made £150,000 i started buying mine 20 odd years ago and now calculate i have made £60,000 if i could sell anyway, i have worked hard all my life ended up with a similar illness to ME (been told it was caused by doing to much) and now am worse off financially and health wise.:mad:
