The new Year is something for everyone else to remember too. While it may not make a scrap of difference to mortgages etc, there will be some people who'll evaluate their position & decide to bite the bullet and drop their prices, like we've done. It may only be a small percentage, but anything that helps to free the market up is a positive.

Certainly in the past there have been those that have thought 'New Year = a New Start'.

I think a lot of people will reduce come new year, but this will mean more competition and I will have to reduce more to stay ahead, meanwhile, my EA has just rung, new manager in wants me to take off overs over and reduce the price by 2k, But I have it as low as I want to go, and 50k less than others (albeit they are over priced) so I have taken the offers over and put it up 2k to hopefully still achieve the same, not sure that was a good move, but I appreciate offers over may put people off.
Its hard to know what to do for the best.

I've been both sides of the fence having sold in April 08 having been on market since Aug 07. Was lucky to sell for 90% of my original asking price. Now living in rented watching and waiting.

I tend to see "offers over" and think you wish! But not sure about the 2k up as lots of people use property bee. A few I'm watching have gone up but there's no way I'd offer more than the lowest ever asking price ( if that sorry :o )

Hope you all get buyers soon :j

"offer above" is very off putting for me. I automatically ignore those as I get an instant image of an obstinate disagreeable vendor, probably unfair on my part but thats just the way my brain computes.

In the end sellers can use all the tricks thye like, but none will make a jot of difference (as I said a long time ago to sellers on here), as its all about matching your selling price to the buyers buying price.:j

Which is why we are so frustrated. Our flat is on too high, not because we are being obstinate, but because we will be in negative equity if we do....so nothing we can do.

Well I have taken the offers over off, as I can understand that it would put people off as they just dont know how much you want, but I had put it at a verrrrrrrrrrrrrrrrry reasonable price.
    Ahhhhhh, will keep trying.

    Hiya Everyone,

Can I join in please? Put my house up for sale last week. Was meant to have a couple round today but they cancelled because they didn't want to travel in the bad weather (100 miles - don't blame them). Just got my fingers crossed they do re-book as the Estate Agent said they will.

Yes, but it's a risk. Maybe lose a little amount of money now rather than a lot of money in 6 months.

Better to sell at 10k negative equity now - you can take a loan out to cover it - then not selling with 30k neg equity in a few months
  • I live in Christchurch Dorset, we have decided we really need to move as our house is not suiting our needs/growing family. I am unsure whether to bite the bullet and put house up for sale now or wait a year and see what happens. There seem to be a few properties locally we like, but other houses in our road aren't moving. what to do?
