    MY UPDATE:
    Not much really, the couple who viewed and wanted to change their own mortage to a BTL and get a domestic mortgage to buy our house are according to our EA, still interested. I will believe it when I see it. I think they are time wasters.

    The average price of a house in the UK will not climb back to its 2007 peak until 2023, a leading academic said today.

    Andrew Clare, professor of asset management at Cass business school, said the state of the housing market will get "a lot worse" before it starts to pick up again.

    Using futures contracts based on the Halifax house price index, he has calculated that, in 2010, house prices will be 40% lower than their peak of £199,600 in August last year. "Worse still, according to these prices, the Halifax index will not recover to its August 2007 level until 2023," he said.
    It is nice to see the value of your house going up'' Why ?
    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.

    The housing market downturn looks set to accelerate during 2009 unless action to stabilise it is taken quickly, a report warned today.

    The crisis affecting the housing market is 'without precedent' and there is 'no knowing' how far prices will fall without intervention, Michael Ball, Professor of urban and property economics at the University of Reading said.

    He said the scale of the reduction in mortgage credit had been so great that few people were now able to buy a property.

    I posted these as a warning that next year house prices will be around 35% less from peak.so if you need to sell you need to price it to sell...otherwise you are wasting everyone's time....heres whats happened to new builds by me they are nice 4 beds
