Its worse when you know the procedure so well, I have worked as an EA and seen so many difficult people it does make it worse.
Good luck with the survey today Lotto, what sort are they having?
Have you found somewhere to go?

It's probably worse knowing more about what can still go wrong isn't it Pawpurrs!

I think it's going to be a full structural survey - they are cash buyers as you know - so no mortgage valuation as well.

No, I don't have anywere to go yet - and the buyers (if all goes well) want to be in before Christmas.

I don't want to make arrangements until this survey has been done.

However, they are cash buyers (although I've seen buyers change their mind on that one as well - when a chain is almost ready to complete  ).

I am still basically in a state of limbo - it looks promising, but....... seen it all before.

I will report back in due course obviously.

Just wanted to post some potentially cheering thoughts for people engaged in selling their houses at the moment. My sister and b-i-l are looking to move across the country at the moment, and wanted to show me the house they had their eye on on Right Move - only to find that it has already sold. The house wouldn't have been my cup of tea, but it was very spacious, in a good area and on for a good price. This is the second time that they've wanted to see a place and it's had an offer before they could get to see it. So it just shows that good houses at the right price will still go quickly, especially if there's something a little bit different about them.

Another piece of encouragement for you all. I put a house on the market less than a month ago. I had 5 agents value the place and all but one suggested exactly the same asking price in the current market. I've had two viewings and the second, a cash buyer, put in an offer within a few hundred of the full asking price last week. Survey's already been done and solicitors in progress for a 28 day completion.

I spent some money magnoliating the place and was expecting the worst (or at least some silly offers) but fingers crossed, a clean house at the right price will still find a buyer (I'll post a Rightmove link after contracts exchanged).

    That was very Lucky Geoff.
I had a buyer too in the first few viewings, but unfortunetley she pulled out. I was amazed how quickly it went, since then however 16 viewings later, although all seem to rave about the house, none have comitted to buying it, and feeling very fed up with it, its a lovely house and stands out, especially on price compared to the competition, but it doesnt seem to be going any where fast.
Fingers crossed for you Geoff, its good that they were so quick getting the survey done, as that shows some commitment.:T
Had feedback from one of the weekend viewers, they adored the house, but have just started viewing, so are not comitting yet, unsure on area.

    Hi All,

Well had two agents round on Sat morning who both valued it at the same price, so choose one of them & it's now on the market. It's gone on their internet site this lunchtime so fingers crossed. They said they had people on their books who were looking for my sort of house(but then they are sales people & will say anything I think) but we will see. Both agents said expect to have to take a reduced offer even though we have priced it to sell. Just got to keep it tidy now!

Feedback from my weekend viewings all loved it but various reasons why not buying.
One more booked in for the weekend but they are not even on the market yet. However the person who bought my last house was in that postion and sold within the week, allbeit in a better market!
    Feeling fed up! :p

I do feel for you. Sadly, the ones who really love it will not say so, as they want to get the price down. I hope it works out OK for you.
No reliance should be placed on the above! Absolutely none, do you hear?
