Have had a call from the surveyor for my prospective buyers - he will be round to inspect house on Monday afternoon.
This is the next hurdle - will he value it at what they have offered? Can only wait and see but hope I will know one way or the other by end of next week. If they start negotiating price downwards that will be a blow and back to decisions again.
Oh, and agents say the buyers want to be in by Christmas :eek: -that's going to be fun, I've only got three days leave left from work between now and then :eek:0 -
well, i got call from estate agent this morn- got an offer!! however it is a good bit less than what we hoped for- so going to hopefully try to negotiate price of property we want to buy to make accepting offer worthwhile- if only i could get a hold of my solicitor!!! plus points of offer are buyer not in chain as currently renting month to month and can do deal within 4 weeks as everything financially apparently is in place, offer would cover existing mortgage and gives deposit for new place but nothing else- no wee extras for surveys, arrangement fees etc so no cushion . however if we wait though it is likely offers if and when come in could be less....oh what to do!!Make £5 a day in October £323/£155

He's doing mine in the morning.....well, someone is anyway! I'm not worried about the survey as I know the house is well-priced; I'm more concerned that a lower offer somewhere down the chain will try to pass itself up to me.
Against my better judgement I'm going to look at a property next week. It is in the right place, with the right features, and I know comparables are as rare as chicken's teeth, so I'm hoping it'll have some large drawback. If not, our family could be living in two houses 140 miles apart by next February. The trouble is, finding a nice house is relatively straightforward, but finding one that doubles as a business too makes the task about five times harder. I know they will be cheaper next year, but as I've scarcely seen a viable proposition for the whole of this year, I really can't let something good pass me by.

Have put house back on market with new estate agent after break from previous one of about 4 months, hoping that new agent (and price) will create more opportunities for selling.
Well we've been on a week now, had a couple of viewings. One lot were keen, and came back with parents (who I suspect were putting money in). Got an offer through at £160 from them, we're on at £179,995. So not far away, but we said no thanks. Got another offer within an hour of £165 but again said no. They came back another day with a surveyor and said they were interested now, lots of damp at front of house and drain hanging off at the back. I'm guessing they couldnt afford any more and had seen a couple of things that put them off.
Hoping we get someone who wants to be in before Xmas, we'll move if they're that keen!0 -

Yes pleased that we got the interest so quickly. This was before it was put on the EA's website and rightmove, so just people they had on their books and looking. We're in Portsmouth BTW.
Hopefully next week we should get some interest from the websites! Dont get me wrong £165 is good, but we thought long and hard about what price to go on at. Last time we were £205! We want to be the same price or cheaper than others in the road/area, but then dont want everyone to then try for 20% off that price (if that makes sense?). IT's also hard as we are around the new stamp duty threshold level.
We bought in Oct 2006 for £190,500, then for various reasons are trying to sell. We went on in Jun last year and had offer accepted within a month at £205, this fell through due to buyer losing their buyer. That was Sep last year, back on and had another offer accepted at £205 in Oct last year, this all started moving and then fell through just before exchange in Jan this year due to buyer being in armed forces and being called away, also some finance issues.0 -

I have now taken the same approach with pricing the house at what I want to achieve. Has resulted in a lot of viewings. Had one buyer but that fell through, and am hoping for another more serious one soon. Had my first no show viewing today, was just thinking I hadnt had one of those! We have had our house on the market for about 6 weeks, secured a buyer in 4 days, offer came in at £50K below asking price - we reluctantly accepted. They then pulled out due to not getting into the right school!
Just had a second offer today, £100K below asking.
Property priced at £450K. Is this normal in today's market??????0 -

thought I'd check back in with you all and see how things are going - good to hear that most of you are getting viewings at least. magpie07 I personally think £100,000 off a £450,000 house is a cheeky offer if you are priced realistically. what are others selling for around you (on land reg.?)0
