Well another week rolls by...... Weekend coming up soon, how are we all doing many viewings booked in for the motley crew?
Who will be next to get an offer agreed?
Viewings number 14, 15, and 16 booked in for me tomorrow and saturday, but only one that really counts, (one is shortlisiting for someone, one is not procedable) Fingers crossed for this little lot.

    Hi Pawpurrs,

Good luck with your viewings this weekend. I'll keep my fingers crossed for you. Have you been trying to sell it for long? I have my EA's coming on Sat for valuation & then it will be on the market! & the stress will really kick in then. My OH is already getting excited about us decorating his house for when i move in, i've told him to slow down as it might take a while to sell.

Good luck to everyone this weekend.

  • So, I had a valuation on Monday.

That agent has just called to say he has just had a cash buyer in the office looking for something just like mine.

At this point, I'm not sure whether we'll buy up, down or sideways. Called the mortgage company and they have offered 5x joint wages in principle (!!).

    Decisions, decisions ...

Never mind; BTL is getting tricky now. Landlords/landladies have to grab what they can too. Still, four viewings on one day in this market is astonishing. It has to happen for you soon!

Aurora, that's a good income multiple, but I guess you have plenty of equity. This market favours those who trade-up, but at the end of the day, it is a property that you love which counts. I saw one go earlier this year that I'd have jumped at, had I been in proceedable at the time, yet it was way cheaper than anything I've considered before or since.

Just going to whizz around the house in anticapation of the two viewings booked in for today, I dont feel optimisitc any more, as It all feels like its never going to happen, even if I get a buyer, I just cant seem to get my head around the fact it will go through smoothly, its all so stressfull.

    Hows everyone else doing?

    Good luck Pawpurrs!

It's a terrible waiting game, even though (as you know) I've accepted an offer on mine - I haven't heard anything since. A little part of me is terrified the buyers will change their minds. If they don't, I've still got to wait for the survey which may mean price review or something.......

But, fingers crossed for you - hope you have some good news for us by Monday :D

Four viewers is good by the way! I never had more than one every couple of weeks - and only one instance where two came on a single day. It might up the ante if they think they've got competition - it's not only about price, it's if the buyers really love the house and it's right for them.

I am pleased with the level of viewings, at the moment I seem to be doing very well on that score! Just want someone to want it and buy it Quickly

Exactly how I felt. Even though we have a buyer I still feel like it's unreal and I am more prepared for the sale to collapse than to complete, but then we've had our hopes dashed twice already. We haven't been to look for a house for us yet, just feels like tempting fate. Good luck this weekend.
