I posted awhile back that we had accepted an offer, well that fell through even before we made it to first base as the buyer has dissapeared off the face of the earth! We had a same offer from another buyer but they have a flat to sell but have just reduced it to the lower price they can accept in the hope they will sell it.
We are still getting lots of viewings, a couple the other day are interested but they have no mortgage in place and will be seeing a mortgage advisor on monday. Our ea have been great in keeping us up to date with what is going on, I cant really fault them. We have 3 viewings booked over the next couple of days but I am so fed up with having to keep the house tidy which can be difficult with 2 children, working and everything else going on. Although the ea does most of the viewings and I shouldnt complain because we are getting viewings, I think I just think nothing will come of these viewings so do not have the enthusiasm I had to begin with.

This was the way we looked at it, we dropped our price to 22% below our original asking price and it worked. If we'd stuck our head in the sand like everyone else in the area it would be worth even less next year and we'd make a big loss.0 -

Tick Tick, well house just gone on the market. First time seller. Market apparently dead round here. Fingers crossed. Seen a house to trade up to but need to see what offers we get, before we start putting offers in ourself.0

Reading with interest as planning to put house on the market after Christmas. We want to sell due to relocation, to a more expensive part of the country unfortunately...Our house has alot of character so we're hoping this goes in our favour...0

Need your advice please...
Viewed a detached property this week which was valued in the summer for probate at £300k.
The daughter is looking to put the house on the market in the new year.
We are the only couple to view the property at present as we live in the same street of the property and made contact with the daughter.
An old lady lived in the property on her own, and is very dated.It needs new double glazed windows to the rear of the house, a new central heating system, new update on electrics, bathroom, kitchen, carpets,etc,etc:eek:
Due to the current downturn in the market, can anyone let me know what price the house would be valued at, and or what price would you put an offer in for?

Im afraid no one can answer that, how long is a piece of string,we dont know the area etc etc.
Do some research on RM and property Bee and see what similar properties are on for and are achieving.

Sorry to hear that Pawpurrs! But I had so many disappointments as well before I had my recent offer (including no shows). Working with conveyancing - I'm aware what a horrible stressful business it is.kossohead
Kosso - whatever you offer - it will probably be up to what the surveyor says if you have a full structural survey. If you offer X and the surveyor says it needs work done and value in current market is X - then that would give you some bargaining power.
I hate to admit that, but I am waiting for the surveyor for my buyers to arrive to inspect my house today. I am happy with offer they have made but if the surveyor comes up with a list of things that need doing and buyers want a price reduction - I have two choices - to accept or not.
Unless buyers love house so much they don't mind paying a bit extra :rolleyes: . Not that I think there is any problem - but I work in conveyancing and I have seen all the pitfalls/setbacks at every stage of the process.0
