    Remember if she buys you out there will be no EA fees etc so that 18k is more like 22k. See if she will increase, no harm asking. I know what you mean, my house is on for less than I paid for it, too, and have put a lot of hard work in to it too.

    Phone just rang one more viewing booked in, but its a sister looking for her brother and shortlisting properties.

    True i will save a few quid on the EA 1% + vat and solicitor (£500).

    Whats really galling is when we bought the house it needed a bit of work to get it to our standards so we could spend the next 10 years in it, so we hada new kitchen fitted, i redecorated the entire house, laid new lawns fron and back, spent a fair whack on plants and a new fence... so now its in a much better condition than 2 years ago.

    If we had split up 6 months earlier it would have sold within 2 weeks for close to asking price :mad:
  • Well, I telephoned the agent this morning - deep breath - to accept the offer of £157,000. Agent said 'good news', he had negotiated slightly higher and amount now settled at £158,500.

    I am really pleased. At least if the survey comes up with anything (shouldn't, but this is the next hurdle) it will give me room to manoeuvre if price review is necessary.

    I am not getting too excited, but at the moment this is possibly the best I could have expected. It's now a waiting game, survey, enquiries etc etc I will only really feel okay when exchange has taken place. That's the trouble with conveyancing, too many variables - and even when it looks straightforward it usually isn't :rolleyes:

    Gosh your EA did well! One that really acted for you, well done! Hope it all goes through ok, keep praying for the rest of us.

    Hindsight is wonderfull I wanted to put the house up last year, but for some reason, didnt, even though I did think prices were on there way down, but house selling is a funny thing and it may have taken a long time to sell even then, chains breaking down etc, so you could still be on the market.

    I have to say, I am really impressed with the agent as well! As I said, they gave me a fixed fee way back in April so it makes no difference to them (except of course whether sale goes through or not)

    I am certainly praying for the rest of you - I had almost given up hope - and I've had a lot of sleepless nights so I can really empathise will all of you on here. All different reasons for selling but just as worrying.

    congrats lotto-dreamer on accepting the offer and getting a few quid extra too :D
    fingers crossed.

    Yeah hindsight is a wonderful thing, last Aug/Sept time at the begining of the crunch as house prices were forecast to tumble i voiced the idea of selling the house and renting for 12months or buying her parents plot (they are building a bungalow at the end of their garden), and finishing it off.
    It was only a half idea but the ex didnt go for it :(

    The break up would have been so much easier if we were in rented.

    Still not heard anything from my potential buyer, maybe all the talk of an offer at Monday's viewing was just that, talk
    if i am extremely lucky and an offer comes through would it be via my solicitor or via my Estate agent? How long can it take?never sold property before so not sure of this process, any advice would be helpful- please bear in mind i am in scotland and i now it can be different.

    Sorry Iskane I dont know about scotland, I thought it went through the soliceter?
    People are so annoying going on about offering, I dont know why they do it.

    I have another viewing booked in for friday so that will be viewer no 16! Three so far this week, but all at the end of the week, unfortunetly, these peeps are not sold yet, but that could change.

    Early days yet; we had to wait several days for our latest offer, even though we knew it was coming. There's a whole host of potential reasons why it hasn't been made yet, besides the one where the viewer changes their mind.

    I have no knowledge of the Scottish system, but in England your agent is legally bound to pass on any offers, which they usually do by 'phone, then back it up in writing. I think there are more serious legal implications of offering in Scotland and, in certain circumstances, buyers may want to arrange a survey before they do.
