    Just had a call from our buyer who asked if we could pull the completion date forward so we are completing next Thursday and moving on Wednesday!!

    I know it seems like the buyers are calling all the shots, and they are but we so desperately want to get the sale over with, I'm willing to do whatever they ask really!:o

    snap, know how you feel, we are moving on wednesday too!! moved most of furniture out into storage today as our purchase is not ready but like you desperate to go go go

    how do you guys feel about allowing the EA to show people around, whilst your not there

    neither myself or other half can make a viewing on monday afternoon and i'm reluctant to refuse someone who actually wants to view the property!


    what reassurances can i give her that it'll be ok !?!

    I wouldn't want the EA to show anyone around but my concerns wouldn't be security issues more that I know my property better than the EA.

    We sold my parents' flat back in January (on market since July 2008). We lived a bit too far away to be able to do viewings, so the agents did them all. The place was a mess for viewings as we only finally finished clearing it the day before completion of the sale. We just tried to leave it looking as good as we could each time we left it.

    Obviously your situation is different, but your Agent will be hoping for a sale too, so I would think you could safely leave it in their hands. After all, if the viewers are keen and want more details about anything, your agents can contact you afterwards for clarification. Just try to leave the place as neat and tidy as you can.

    I certainly wouldn't worry about the security aspect if that's what's worrying your OH. The agent should stay with the viewers.

    We viewed a house yesterday where only the agent was present. He didn't follow us around and we were free to take photos. Even when owners have been doing the viewings, they've let us wander and use the camera, though I always ask first.

    Now, clearly, if we had wanted to case the place for a later robbery, yesterday's visit would have been an ideal opportunity, but probably 99.99% of people who view are like us & have no evil ulterior motive.

    Certainly, when we were selling, we allowed agent only visits and never worried. Indeed, on one occasion when we knew a particular old dragon who was viewing, we hid in next door's house!:rotfl:

    Well have had my 2 viewings today. No feedback as of yet. Not feeling positive at all. Have done the best I can with sorting the house out anyway.

    There's little to be gained from a post-mortem on every viewing. Even the ones that go well may not seem good at the time, while others, where the people enthuse, may later turn out to be the ones with the longest critique. 'There's now't so queer as folk.'

    Some very good points. After all feedback is almost a waste of time and we have dealt with some sellers who have told us not to get any feedback as they only want to hear when someone is making an offer.

    We call people for feedback and IF we can get hold of them listen to more spin than many EA's are accused of. Why don't they, the great Bristih Public, just dish the dirt?

    After many years in the business I feel no more able to tell a seller what is likely to happen based on the sellers account of the viewing. Some viewers spend hours and accept tea/sandwichs and make themselves at home and tell us the next day the property was in the wrong location or they just felt as soon as they walked through the door it was not for them?

    On the other hand I have known quicky viewings of 20 minutes and hardly a word said and soon after an offer is made and the people do proceed to completion.

    Yes nowt so strange as folk?
    A retired senior partner, in own agency, with 40 years experience in property sales & new build. In latter part of career specialising in commercial - mostly business sales.

    Well some good news here - we had an offer of £95k (house on for £104,950) which we had to reject as it was too low, this has now been upped to £98k which we are more than likely to accept. She is a cash buyer and using the proceeds from the sale of her house to buy ours. We have now put in an offer on the house we both love but have to wait until Monday to hear if we have it or not as the sellers were away until tomorrow.

    We were told by EA that the offer was more than likely to be rejected.

    Our EA hasnt formally agreed to the sale of our house yet though as she wanted us to have put in an offer and had it accepted on the new property before she did this. I am not quite sure why and because this was all just done before closing time, I cant ring back and ask.

    I hope those offering don't read this group or they may drop the offer a minimum of 20% in accoradnce to some of the advice given;);)
