Hi, I'm new to this board. Just wondered where abouts everyone was selling, how long you have been on the market and if you were getting many viewings? For those who have been on the market since last year, do you think things are picking up or are they still slow?
I am in Essex and have had house on the market almost 3 months - had 3 viewings - not sure if that is good or bad in the current climate. All of them made the right noises and were interested, but first viewers had flat to sell, second viewer couldn't borrow as much as he thought when he went to finalise mortgage and third viewer was all set to make an offer and then she was contacted by someone who she had made an offer to previously, but had refused at the time, saying they had reconsidered and she opted to go with that one.0 -

I'm a buyer rather than a seller so I gave it some thought before I replied to you as I wanted to be sure I was 'out of buyer mode' IYSWIM:D
If I were in your shoes I think I would accept that offer. As other posters have said, if you don't need that £5k as such, then it really would make sense to move on. As to the suggestion that the buyer may reduce at a later date, well - any buyer could do that.
My personal opinion is that houses still have some way to fall - lending will not go back to how it was 2 years ago and the economy isn't going to get any better in the near future. I can't imagine how hard it would be if you were still trying to sell in 6 months time, looking back at this offer and thinking if only......

Its difficult to get round a price in your head when its SOOOOOOO much lower than you paid for the property though, and I did not buy in 2007, and I spent a packet refurbing it, with my own blood, sweat and tears!
I would be sorely tempted to take the offer pawpurrs....I know you have dropped and are priced below average and around what you paid years ago before the refurbishment...BUT- It gives you enough to clear mortgage
- Gives you the freedom to go with DH wherever the jobs are, worldwide.
- Lets you move away from that period in your life and get on with a new chapter.
The fact that they are OK with you leaving the house on the market in the meantime can only be good, you at least have that flexibility.0 -
I'd personally go for it pawpurrs. We were shocked when our very first very low offer came in, but we ummed and ahhed and realised the longer we were on the market, the less the house was going to be worth.
I'd take advantage of the 'spring bounce' if I were you.:cool:0 -
Pawpurrs I'm with scw1, if you don't need it then let it go and move on and start living life again. Trying to sell your house puts so many other things on hold. Like you said, you could wait months for another offer and itmay be less than this one.
Queenieplum - I know exactly how you feel, we have done the same for each of our viewings - getting really fed up with the drama that has to accompany them now though- and I've only had 3! Good luck for tonight, keep us updated on how things go.

We are FTB and viewed a flat 2 weeks ago - they accepted an immediate offer from some other FTBers. The EA told us when we viewed that the sellers would rent if need be, so we knew they wanted to sell pretty quickly.
I guess it means the sellers will have taken advantage of the 'spring bounce' rather than wait for a better offer and still have the place on the market in 6 months.
I got the definate feeling they wanted to sell, rent for a bit, then buy when prices were lower... I saw a report yesterday suggesting prices would drop more, which makes it hard to decide as to whether we should jump now, I really want a home...MFW #185

Just had a call from our buyer who asked if we could pull the completion date forward so we are completing next Thursday and moving on Wednesday!!
I know it seems like the buyers are calling all the shots, and they are but we so desperately want to get the sale over with, I'm willing to do whatever they ask really!:o
I think I need a lie down!!:D0 -
