    Pawpurrs - Admittedly I am new to this house selling lark but can you really afford to accept his offer? If you can then go for it but if you cant then hold off. I now its easier said than done, considering the amount of viewings etc you have had but I suppose ultimately if you need the extra £5k to be able to afford your next house, then you will have to refuse.

    The problem is in this market is if I refuse, I dont know how long I will have to wait untill a next offer comes along and what level will that be?

    The lady who said she wanted it and was just finding out about a conservatory has now offered elsewhere.

    Hi, I'm new to this board. Just wondered where abouts everyone was selling, how long you have been on the market and if you were getting many viewings? For those who have been on the market since last year, do you think things are picking up or are they still slow?

    I am in Essex and have had house on the market almost 3 months - had 3 viewings - not sure if that is good or bad in the current climate. All of them made the right noises and were interested, but first viewers had flat to sell, second viewer couldn't borrow as much as he thought when he went to finalise mortgage and third viewer was all set to make an offer and then she was contacted by someone who she had made an offer to previously, but had refused at the time, saying they had reconsidered and she opted to go with that one.

    Welcome Julfulbub. Sounds like you have some good interest, although 3 viewings in three mths isnt that many.
    I have had approx 60 viewings, and have been on the market for about six mths. Reduced in price twice.
    Went under offer once, and took it off the market, she pulled out, nervous at the market. Had one very low offer, which I refused. Lot of interest and lots of second viewings.
    Now this offer on the table, that I am tearing my hair out wondering what to do about. Total Nightmare!

    I think thats bad about the lady - why didnt she just say that she wasnt interested?

    I can see what you mean about this market and the offers. Can you afford to loose another £5k. Will it mean you starving/being unable to afford your bills etc? If not, then I think I would be tempted to accept but this is my personal opinion.

    Unfortunately when I look on RM no houses which are the same layout as mine within my postal code area are selling unless they are really run down investor properties which need TLC. When we marketed our property out mortgage co said they would let us borrow additional funds on a 95% LTV so we marketed at a lower price with this in mind. They have now pulled the 95% and we have to come up with the 90% which is leaving us no room for negotiation on asking price. Not looking good is it?

    Pawpurrs you've had LOADS of viewings!! What part of the country are you in?In the sceme of things £5k may not be a lot to lose to get you where you want to be. Are you sure that is their absolute top offer? Do you have any other way of raising the additional £5k

    My flat has been on the market 2 weeks, first viewing is tonight,last night I completed 3 hours of housework (believe me it wasn't in that bad a state!!!). Not expecting miracles, but fingers crossed...;)

    Well I dont need the 5k to clear my mortgage its just the figure I have in my head as the minimun. At the moment DH has been made redundant so we cant buy on at the moment, so thats irrelevant really, we dont know whether to go and live abroad for a bit or go where ever he can get a job.

    If that was the case with me, I would accept it.

    Sorry to hear about your husband - I suppose it gives you more options, always fancied living abroad myself. Never would do it though!
