We now have 2 viewings on Saturday back to back. The 2nd one is from a lady whose house is SSTC. The 1st one is an investor.

    Great news Devilot.

Pawpurrs - have you decided what your doing yet?

Ooooh, catching up with this thread...

    Well done devilot :)

So have my fingers crossed for you Pawpurrs - chase it through as quickly as humanly possible. It is always so hard to know if you made the right decision... Could you get a little more if you wait? Possibly, quite possibly not.... Is there an even more motivated buyer JUST around the corner? You never know, but probably not. A bird in the hand... :)

We accepted £10k below our bottom line price... and I do sometimes wonder (we accepted the offer in early Feb and I can't help thinking "what if we waited for the bounce"... "maybe we marketed too early" :o... but at the end of the day we got an ok price for it and it all went through... prices are still dropping and we are free to do what we like). So, on balance, it wasn't a bad decision and maybe we could have got £5/£10/£15k more, but we probably wouldn't have (just a lot more stress!).

Really hope it goes smoothly for you - keep us updated :)

Good luck to everyone else selling :)

There may be a few more buyers about as is normal at this time of year, but I dont think its resulted in higher prices being achieved, prices are still declining. Its just that new properties to the market on the whole that are coming on are coming on at more realstic prices (on the whole, not all obviously) and I think that you got a very good price QT, I would have been chuffed to have got what we paid in late 2006, even though our property has had a lot of work done to it since then. You got late 2006 price with out a refurb, so I think you did really well. And as time passes and you get to see some actual selling prices, I think you will be too, or at least I think you will.:p

Congratulations Pawpurrs. I hope someone else comes along soon and outbids your buyer, it would give them something to think about!

We're going on the market any day now. The EA said we should be on RM tonight but I think that's wishful thinking. We're in mid Essex and trying to buy north Essex. Unfortunately where we want to buy isn't suffering from price drops in the same way as where we're selling so I think we're in for an interesting time.

    Very true... :)

... just want those selling the properties that I am interested in to come down to late 2006 prices... :o

I think that it is happening, slooooooooooooowly!

Hope that you are feeling good... but I bet that you wont be able to relaxe until contracts are exchanged (I know I didn't - no matter HOW MUCH the optimist in me wanted to...)
