how do you guys feel about allowing the EA to show people around, whilst your not there
neither myself or other half can make a viewing on monday afternoon and i'm reluctant to refuse someone who actually wants to view the property!
what reassurances can i give her that it'll be ok !?!
Personally we never seriously considered doing any of the viewings -whilst selling - ourselves: our EA did all of them.
When I view a property, myself, I prefer seeing it with a more "detached" EA rather than with an owner: I tend to feel as though I am intruding if an owner is there and, afterall, I am there to buy a house and not assume the life of the owner. Owners can be pushy and intrusive even if they don't mean to be and that is off-putting to me.
Also if I have paid for an EA to deal with a sale, then that is what I expect: them to handle the viewings and the negotiations - to provide some distance between us and any potential buyers.
As fas as security goes, then lock anything valuable away. Although my belongings are nice, we don't have anything particularly valuable on display: so doubt that they will walk off with the TV, the wii or a bottle of my perfume... The house is secure too and so they wont benefit from a look around.

since November 5 viewings (2 no shows - how rude!!) & 2 offers
1 offer was just tooo cheeky & declined they came back still with a cheeky offer but better so we declined - 2nd offer came on friday which was just short of the asking price so we have accepted :eek:2010 - nothing as we emigrated to Australia!!! :j0 -

Yes, well done ! What a relief. Ours goes on the market on wednesday, so am still frantically tidying & cleaning, I dunno how long I will be able to keep this up for lol !

EA told me mine would probably appear on Rightmove on Thursday but still no sign. Having said that I still haven't had a copy of the PIQ to complete so just as well really I'd hate for them to get a fine. Looks like the EA we've gone with will be useless but they're very cheap so I'll stick with it for a bit. TBH we aren't really quite ready to go on the market as we have starlings nesting in the loft so we need to wait another week until they've flown the nest before we have any viewings.0 -

We 3!! our HIP has been done its been 2 weeks since we signed the contract so i'm hoping when i get home tonight there will be a sale board up.... not holding my breath though!:rotfl:0 -
Well we exchanged on the sale today, solictor helpfully reminded me an exchange on the sale did not constitute an exchange on the purchase.....yeah I know that, hence not sleeping properly for god knows how long!:rolleyes:
However, there are signs that things are moving along with the land registry issue with the house we are wanting to buy, I'm also liasing with one of the vendors now directly instead of going through the estate agent and solicitors, also they have agreed to let us store our stuff in the new house (seeing as its empty) until the completion happens, instead of us having to pay for storage and move everything twice. Luckily we seem to have a good degree of mutual trust.
Feel much happier today, hopefully won't be too long now.0 -
