Hi all, first post on this board. EA coming in to take new photos next Friday of a house we have been renting out since last September, after sale fell through at the last minute.

Thankfully after lots of panics due to state of garden the tenants have actually improved the house. New lino in kitchen, downstairs rooms & 1 bedroom freshly painted & even a new white sink in 2nd bedroom to replace a slightly cracked grey 1. They were looking at long term but due to job loss can no longer afford it.

I hope weather stays good this week so on Tuesday once final handover has been done I can get grass cut & sort it out.

We are realistic about prices & we are prepared to be negotiable. We just want to sell to reduce our current mortgage for our fianancial security. Properties are moving here if priced realistically. EA actually has said to put it on at more than I expected. (They are usually the most pessimistic of the 3 in the village regarding prices)

Just hope we get some viewings over the next Bank Holiday at the end of the month.

Quick update, I was a bit premature in posting this. We have had to delay EA as they have not put vinyl down in kitchen as they promised just left it in dining room (couldn't get anyone to do it!) It is being done today! I swept up 2 dustpan full of dog hairs from bare floor. Outside is a complete mess, mud all up outside walls, utility separate from house filthy with mud, needs thorough clean & patio & walls jet washing. Rubbish left in garage. Being done tomorrow. Returfing of some area of garden being done today.
Luckily rest of house is OK. Just cant believe they would leave it like that. EA has said to forward all bills to dispute bond. They will be lucky to get much back.

... just want those selling the properties that I am interested in to come down to late 2006 prices... :o

I think that it is happening, slooooooooooooowly!

Hope that you are feeling good... but I bet that you wont be able to relaxe until contracts are exchanged (I know I didn't - no matter HOW MUCH the optimist in me wanted to...)

Feedback from first viewing of my flat from EA...
    1) liked the size of the rooms
    2) looks like owner has taken care of the place (yes i have!)
    3) needs new kitchen & ceilings to be skimmed (not a surprise to have heard that)
    4) may bring parents over for a second viewng
    5) very interested in property

Fingers crossed they come back with parents and put an offer in (no doubt lower as they want a new kitchen & ceilings skimmed).... I know I shouldn't be getting excited, they live in an area nearby so know my area very well and like it....

    Gulp.....

So glad to read that at last you have an offer you can almost live with, Pawpurrs. It may look a little better by the time completion rolls around.

We felt like you did when the offer we accepted came in, but now it's something we're entirely comfortable with.

Mind you, I think it's made us hard-headed, 'nightmare' buyers......!!!
