Congrats on your new home at last, exchanging and completing so close must have been a mare - we exchanged 2 weeks before. Score woodchip paper to death, then soak to death or use a wallpaper stripper if the walls can take it, still a mare to remove though. IMO woodchip paper should be illegal:D.

Property sells at the right price, far too many people go with the Estate Agent who tells them it's worth the most. What's the point? Too many people go with the EA whose fee's are the lowest, big mistake! A good agent can add ££££ to your selling price. IT's a big decision, get the right agent to market your property at the right price and it will sell. Sorry, but so what if your house was worth £200k last year, it may now be worth 150k so don't say you want it on at 200k!! Only weak agents would allow this, but then they have a property on their books that won't sell in todays market!!
Totally without prejudice! All views are those of the individual and at no time should be constituted as advice.

Many Estate Agents tell sellers what they want to hear, once the hook is in their mouth and the property doesn't sell, some of these owners will be talked in to renting their property. Nice little earner.

EA has phoned and said my buyer's solicitor is not ready to exchange until next week. We won't be moving on 22 May but 29 May instead (hopefully). However, this is a complete waste of a bank holiday weekend for me. I could cry. All of this is because the solicitors can't get their heads out of their backsides long enough to get some work done. Also, the guy who was going to help with our move will be away on holiday that week and he was going to drive 18 tonne truck for us. Now we will have to hire a 7.5 tonne and a van. I am so depressed now and worried that the longer this drags on the more likely something will go wrong i.e buyer pulls out. I have read on here somewhere that a buyer pulled out 3 days before exchange. Jesus, if this happens to me I'm off to the happy farm

You can borrow my son - he has lately taken to peeling the woodchip wallpaper off his bedroom walls  They didn't look great before but now (multiple layers hanging off) they look worse. I'm too afraid to take it all off in case the (old lath and plaster) walls crumble round our ears lol - I think the woodchip's holding them up!

your estate agent sounds really good lets hope he doesnt keep sending tyre kickers round yo view it

That's a great way of putting it :rotfl:
Been on the market for almost 9 months and had many viewers which could be classed as 'tyre kickers' ....it really gets you down, all the hard work cleaning and getting ready ,just for them to get inside the door and it's obvious immediately that it's a no.I sometimes feel like not bothering so much, but then I think 'you never know, this could be the one'.

When I was buying, I would know almost straight away if I would make an offer on the house. If I didn't want it, I did walk around out of politeness, but that was it. It wasn't tire kicking, and we did eventually buy something.

How do you know when something is going to go wrong?

For those of you who have had buyers pull out at the last minute etc, did you have any clues at all that something was going to happen?

I haven't had any problems with my buyers at all but I feel that moving our completion date back a week is almost temping fate. To be honest I have been twitchy since the day they made their offer. I think this is because after six months of viewings it was all too good to be true, and it still feels like that to a certain degree.
