    Update from me

    Have just spoken to my solicitor. We should be exchanging contracts tomorrow and the completion date is now agreed by all to be 29 May. Fingers crossed, I can book the moving van on Monday. I am still a bit miffed that we have missed the opportunity to move over the bank holiday but hey ho! I will keep posting updates as and when.

    Now, here is something I have learnt from this experience:

    Chase, chase, chase: Solicitors, EA, Hips etc. My HIP has just gone out of date and we have had to take out and indemnity thingy.
    If your house is not 'As Built', meaning it has been extended, had any major alterations etc that would, if done last week, would require planning, building regs etc get all the paperwork together. I had to do this at very short notice last week and our extension was built years before we bought the house. It is well out of planning restraints and building regs but we had to prove this.

    Don't try to quit smoking whilst in this process (the next time you see a solicitor you will be signing divorce papers).
    Don't start packing too early, we have been living in what looks like a refugee camp for about six weeks

    So do I, still no sign of survey, hope I hear soon, and no more viewings booked in, its gone quiet! I hope they dont ask for me to pay for further searches as the ones in the HIP will be out of date now.

    The EA sent through the details for our house. Honestly my 4 year old could have produced better. Some items were factually wrong like our granite worktops became marble rolled-edge worktops! I spent ages re-writing it and wasn't 100% happy with it but wanted to send it into them last night to have a chance of being on the market tomorrow. It didn't have the floor-plan attached as promised and I still haven't received the PIQ from the solicitors either. Thinking even trying with this EA was a waste of time. I think I might remind him what a powerful tool the internet is and how I'm going to practically blog my experience on here. It might focus his attention.
    watch out for these estate agents they sound like they will send time wasters round

    Finally sorted out all problem areas left by tenant & arranged for EA to visit today to take new photos etc. Although house is not yet officially on market (no contract drawn up yet) she has arranged a viewing for next Tuesday. Person has sold her house to FTB who want to be in asap. EA mentioned our property as being new on the market with no chain, showed her details from last year, & she is viewing next Tuesday. She has already looked at several properties & is keen to find 1 suitable with no chain. Not getting hopes up though obviously.

    We were very impressed with their service last year when we were selling & then renting out, & now this. They have sold quite a few properties in the village in the last few weeks compared to the other 2 EA here.
  • How can everyone else be putting houses up for sale but i can't because my HIP hasn't been completed yet?? :(

    well after 2 viewings this week

    1 couple liked the house, but felt the lounge was too small :rolleyes:

    and the other couple were here for all of 2 mins and have put an offer in ....


    £25k under the asking price :rotfl:


    bearing in mind we've only just dropped by £15k and are now on the market at under £100k

    i declined the offer.

    At least there is some interest Blue, but 25% under asking price, does seem a tad eccessive!
    Are they likely to increase or are they just chancers?

    They clearly read this forum where anything less than 25% off is considered to be a failure;)
