    apparantly they are going to see a mortgage advisor today, i suggested that maybe they should have done that first!


    got another viewing tomorrow though, so fingers crossed.

    same for everyone else this weekend.

    Our viewing yesterday got cancelled, but it was for a valid reason (bereavement) and they have rearranged for next week. We have three viewings today, one of which we are doing ourselves. The rest are all being done by our EA, who seems quite proactive so far. He phones me several times a week. We have also been sent a report listing who our brochures have been sent to, how many hits we've had on the web, etc.
    The viewing we're doing today is a second viewing, and it's a couple who went to a mortgage advisor yesterday. I intend to just let them wander around themselves, as I imagine they will be more comfortable with that, but will say to them to give me a shout if they have any questions. Is there anything else I should be doing?
    How many of you with houses on the market are also viewing houses? Or are you waiting for your house to be sold first?

    Things seem to be moving here, a lot of properties seem to have gone sstc, still not heard anything regarding survey, am very nervous, and am having to hold off asking the agent whats happening.
    How long did all you who are selling have sold recently had to wait for survey to be booked in?:confused:

    Another non-update from me! As in still nothing happening. Hoping to be able to buy out the HIP next month then its hi ho off to new agents we go! Hope things are all going well for everyone. Pawpurrs, there is no harm in giving your EA a ring! I was on the phone constantly last time we moved, and got it all done in 6 weeks, so worth a try xx

    FTB experience so far
    We saw a property yesterday, which is a 1 bed flat with a loft conversion that they have a matress in, with a bit of outside space (tiled).
    They're hoping for £200k(!) - even the estate agent hinted to us after that their expectations are way too high. Needless to say it has been on their books a while and at that rate, will continue to be so.
    We had high hopes from the literature, but once there you realised it really was a 1 bed with extra usable loft.
    I see that some sellers here on this thread have reduced their prices in line with their areas, that will hopefully gain you a sale. In my area the properties selling are better priced ones, it's just we have seen none we like. Most are choosing to hang on to the property and let is out if they can.

    What are everyones thoughts as sellers, and FTB, once the Spring bounce has finished - will you continue to try and sell / buy?

    To be fair to them, if you've incorrectly priced your property, then the percentage of the offer isn't what counts really. You say you already dropped the price, which suggests it was too expensive - what's to say that £100k still isn't much too much?

    I've been on the market for 3 weeks today - and only 1 viewing!

    The couple who viewed did come back for a second viewing (on the same day) but that was a week ago and I've heard nothing since so am not holding my breath.

    The EA has got an excellent reputation in the area but just doesn't seem to be doing anything for me.

    I called them earlier to ask what feedback they were getting on the brochure or when they point people towards the website. They didn't really have anything to say. I asked if the price was too high and they said no, it's competetive for the area. They said they'd had 1 or 2 enquiries but no requests to view.

    My gut tells me that the price must be too high otherwise I'd be getting people through the door. One viewing in 3 weeks is ridiculous surely?

    They valued the house at 163k (I paid 165k 2 years ago and have spent 15k on it). I've marketed it at 159k but can only afford to drop to 155k as my mortgage is high.

    Any suggestions guys?
