Hope it all goes through for you, we were gutted when ours fell through at last minute last year.
Signed contract with EA at 2.30 today to officially get it back on the market & I was just checking rightmove to see what else is on in similar price range & ours is already on there. Still waiting for photo but all other details up. Cant fault EA so far. Lets hope we get some viewings. 1 already arranged for Tuesday.

pawpurrs I think you deserve a medal too and I pray that things proceed to completion. Like you I have had a 'difficult' few years and want to get on with my life......... I want to !

Anyway....nothing from my buyers ...no survey booked or anything. My sol has sent contract paperwork to their solicitor.

I STILL havent found anywhere to buy so it looks like rental for me......whole lot of new questions on their way !

    hugs to all

How great for you. to have a fall back position if you need it.

I've just had a call from someone I know a little (she runs a toddler group I go to). She lives in the same road as me. I happened to mention when I spoke to her that we'd be going on the market soon and she phoned tonight to ask if she could view it. Her husband has just had a windfall and they were going to extend their house as they love the village and road we're in. If she bought ours it would save them the hassle. We haven't discussed price at all and I think she may be surprised by what we want for it but it is a much bigger house and garden and hers is only a semi. Anyway she's coming to view Sunday fingers crossed.

To be fair to them, if you've incorrectly priced your property, then the percentage of the offer isn't what counts really. You say you already dropped the price, which suggests it was too expensive - what's to say that £100k still isn't much too much?

i understand what your saying ... but

we dropped our price by £15k only after we had spotted a property we like.

the price was dropped to under cut similar houses on our estate by as much as we could reasonably afford, in order try and bring about a quicker sale!

the other properties have since followed suit.

quite simply, if i don't sell at close to the price we're at now, we ain't moving ;)

You may find Blue that you can get the house that you want for less than you think, and that will enable you to sell for less as well.
Unfortunetley its the way things are, I have just accepted much less than I thought I ever would for mine, but after so long on the market, aI either had to take it, or wait even longer and the next offer could be even less. As I am not buying on at the moment, the loss was harder to bare. But I think in this market you have to be realstic, and if you want or need to sell, you may have to take less than you wanted. Talking to Agent friends nearly everyone who has sold recently have felt the same. House prices are still over priced, so although it may be less than you paid, and a lot less than 2007 prices, sometimes you have to take it, or not sell at all, thats just the way things are at the moment.:o

    Hello folks!

We exchanged Monday with our buyers and completed Thursday!:j

We're now firmly installed at the in-laws with our possessions spread out over 4 different places - storage unit, new house, in-laws next door neighbours garage and our temporary bedroom!

We feel like we're rich beyond our wildest dreams as the proceeds of the sale have gone into our bank account, VERY tempting just to say 'sod it' and go on a luxurious 5 star holiday somewhere!:rotfl:

Purchase wise, the land registry issue has been sorted out and our solicitor has received the contracts from the vendors solicitor, so hopefully, very hopefully, it won't be much longer before we can complete on the purchase.

You monkeys have been busy, I'd only been offline for 3 days and I had about 6 pages to catch up on!

Our first buyers never had it done 3 weeks down the line - our second buyers, it was done the next day.:o

I'd be on the phone to the estate agent first thing monday and just find out whats going on.
