    £285K is about the level its ok to be above stamp duty anything less and they allways try and get you down to the 250k mark, if the house has enough to offer above this level it will still sell. Its a horrid price bracket. Mine is in the same level, but I have reduced it down to below stamp.
    Any of those offers acceptable?

    To drop £35k within what is a week of being on the market is a massive hit... 6 months on it 'might' be a consideration.We have seen a property we like, but they won't entertain a £5k drop let alone something bigger.

    Agree that we are at a difficult pricepoint - just have to be patient for a while....

    Whilst I know the EA is in the market to make money, we are listening to his advice. These guys are respected in our area, independent and been in the game for many, many years. Ultimately we can override anything they say - but it's not my profession. That's not to say we wouldn't be open to offers and if things were right in that we could find and negotiate a price on the property we buy, then we will accept offers.
    While there are people who are 'desperate' to sell, we don't fall into that category.

    Fully aware that declining a close offer could come back to haunt me, I'm pretty sure that accepting offers at £250k for our house would mean people queueing at the door trying to buy (hope that doesn't sound arrogant)

    You say you have had two offers allready this week, what sort of level have they been, nothing acceptable?

    So all at £250k? That pesky stamp duty bracket GRRRRRR, will none of them increase above it?

    I'd probably get the EA to sound them out about "splitting the stamp duty bill" or something...

    Its amazing what a bugbear that stamp duty threashold is, it makes properties that should be between 250-280 so much more difficult to sell, round here theres soo much on for 250k.

    Well I'm not accepting the offers, so they will have to if they want to buy our house.... the buyer that dropped out (after 4 weeks) offered a significantly higher amount.

    Oh no, so sorry Beki, have a stiff drink tonight, I know from experience you will definitely need it.:o

    Then tomorrow, with a fresh pair of eyes, try to look on the positive side, they do say everything happens for a reason, I know I wanted to poke peoples eyes out when they said that to me when the sale fell through, but it turned out to be right.
