This thread just isn't the same without Pawpurrs - she is always here... hope that you are right, that she has had great news and has been drunk on champagne for the past few days...
How about an "open day" moneysavingfamilycomp? You definitely want to hit the market with a thump... how long have you been with the new EA?

This is a verrrrrrrrrrry long thread. Have read a couple of pages but my eyes are blurring up now, so thought I should better ask my question.
What I would like to know is those who have had offers or even better sold, whereabouts in the UK are you? I suspect that most will be down South but (hopefully) could be wrong
We have had our house on the market for about two months and had one (interested, but not sold) viewing.
We have a 4 bed detached in Lancashire and have it up for a realistic price. We are emigrating and already have our permanent visa so are really impatient to go.0 -

I have sold (South West).
To be honest, I think that being "realistically priced" isn't enough (unless you have a completely knock-out house in a fantastic area). We had to undercut the market with the asking price AND then accept a lower offer than we wanted under that too...
It is all a gamble... Now we have sold, I have just seen a lovely house come onto the market at 50k higher than an identical house sold for at the peak of the market (Q4 2007)... Funnily enough that is out of our price range now. One has to hope that you can buy in the same market that you sell, but it is all about supply and demand (might not affect you so much, if emigrating).

I'm sold in the same place as QTPie, which is a city down south less touched by the recession than most other places, and where prices are on the high side.
Last year, much of the 'froth' came off prices, so we saw 3-4 bed houses like ours fall from around £350k to about £300k over the 12 months.
We went ahead of the curve, dropping from £360k to £315k mid-way through the year, which brought in the viewers and resulted in 4 couples wanting to buy, but not one of them was proceedable. Eventually,in October, one couple sold and proceeded on ours. We finally completed in January.
So, even after becoming being highly competitive in a relatively buoyant place, a sale still took us 6 months, and we faffed around a lot before going down that route thanks to a string of 'Yes,... but no,... but....' types, who messed us about.*
*And we hope they have now looked on Nethouseprices to see what they missed!0 -
hi QTPIE we have only been with new agent a couple of weeks but we have been on market 18mnths. i asked about open day but was tld it really only works if there is a lot of interest most people want to book a viewing to suit there own time. i was hoping new agent would come up with something from there mailing list but no joy yet.:coffee:i find a cup of tea can solve most problems:coffee:
