Nailbiting stuff stress levels on auto pilot!, completion date is meant to be Friday and STILL not exchanged!!.
Have had to pack even though know it's best to wait until exchange but would be impossible to do in 3 days!.
I am hoping news of exchange comes in morning as I cannot face another day like today.
I have not posted much as been so busy am very sorry to the person who has had an offer withdrawn that was one of my biggest frets (been many more since lol).

Hi, I'm sure this has been asked before but as the thread is over 100 pages long I only had time to read the last few to get an idea of how things are going on the market. I've heard that it's a good idea to get about 3 EA's to value your property before agreeing who to go with and how much for. Is that right? We want to sell, pay off our mortgage and secure loan then rent. What are good EA's to contact? We're in the South West btw.
I ended up with four EAs coming round for valuations, and my GF had six before deciding. I think you're trying to gauge two things - how much you should be putting your house on the market for (though I'd suggest doing your own research too as EAs can vary a huge amount), and which agents seem like someone you could deal with.
Out of the four who came round (mixture of independents and chains), three came in with near identical valuations, which matched up with what my own research had suggested. The other came in with a valuation aboubt 35% above - not sure what planet he was on, but they were instantly discounted. Of the remaining three, two just came across as sleazy salespeople, the third came across as a reasonable person who was prepared to answer my questions properly. They were also the only agent to confirm their valuation in writing the next day and to call me in a couple of days to see if I was happy with the service and to see whether I'd come to any decisions yet. They even encouraged me to mystery shop them.
As a result my house has been on the market with them since Friday lunchtime - first viewing on Saturday, resulting in an offer of £122k against a fairly low asking price of £127.5k. I rejected the offer, as the asking price already looks really competitive compared to similar properties, but I'm now worrying that I might have frightened them away - what happens if they're my only offer? I'm probably worrying about nothing, but can't seem to help it - all too stressful this house selling stuff.0 -

ethereal as wizard said its a good idea to get at least 3 valuations as it gives you a better idea of what price is achievable. dont tell the agents what price you had in mind or what valuations youv had from others though as you want an honest valuation. i would also say its good to visit EA as a buyer ( even though your not) ask about types of property you want to buy and ask to join mailing list that way you can judge how well they market properties. good luck:coffee:i find a cup of tea can solve most problems:coffee:

Our viewing went ok today. TWO estate agents turned up to do the accompanied viewing. The man who viewed said he liked the place, although the house was smaller than he imagined it to be
However, we've since spoken to the estate agent, who said that he's almost certainly going to put in an offer on monday. But it'll be somewhere between £395k and £425k. The house is up for £495k (after reducing it from £620k and then to £550k and now it's £495k).
We pretty much couldn't afford to take under the £425k but we might be able to take the £425 if the house we want will take a drop too.
Does this sound like a fair offer to you?
I didn't really want to post this, as it might be tempting fatebut we received an offer on monday, negotiated a bit and have agreed on an amount that stretches us to the absolute maximum. It was worth it to secure the house that we really want (they've taken quite a drop for us too), and i'm so excited, but SO nervous of something going wrong
Our buyer is a cash buyer, in rented so no chain. We'll also be cash buyers, and the house we're buying is the end of the chain. So 3 of us in total in the chain. Fingers crossed it's a smooth ride0
