I don't know your market, Beki, but if we assume that the £620k was a bit optimistic, like first valuations often are, then maybe £600 is a fair starting point. If you subtract 25% from that, you arrive at £450k, which I would imagine to be a very good deal in anyone's books.

Our viewing went ok today. TWO estate agents turned up to do the accompanied viewing. The man who viewed said he liked the place, although the house was smaller than he imagined it to be
However, we've since spoken to the estate agent, who said that he's almost certainly going to put in an offer on monday. But it'll be somewhere between £395k and £425k. The house is up for £495k (after reducing it from £620k and then to £550k and now it's £495k).
We pretty much couldn't afford to take under the £425k but we might be able to take the £425 if the house we want will take a drop too.
Does this sound like a fair offer to you?

I have no savings and am looking to use the equity in the house I'm selling as the dposit on the new one. Hhowever, when I've bought before I had to hand over the deposit at exchange. I won't have the money for the new house till I complete the sale of my current house. Does this mean I won't be able to move until I save up or is there so jigging around that the bank/solicitor can do?
Sorry for what is probably a silly question but this could be a show-stopper for me.

don't panic - we thought the same thing when we sold our first house.
the deposit goes through the chain, so it's only the first time buyer who has to come up with the money0 -

Lovely house Beki. I'd buy it if it were nearer to where I was looking. I think £450k would be my minimum but I guess it depends on how much you want/need to move and how much you can get off your next property.0 -

Super house, Beki! Indeed, much nicer and more up-together than those I've viewed in the past year. It looks well-priced and I'd not expect to get it for less than £450k, bearing in mind the flexibility it has.0

I don't really know the Kent market, but I agree that it looks a lot of property/land for the price. I guess family buyers could be put off by the need to "knock back together" (not many families wanting a downstairs bathroom in the 3 bed side) but lots of possibilities, esp. if there is a holiday let market in the area. I'd agree not to sell yourself short unless you really have to...but equally don't miss an opportunity if you can secure the next place at similar discount.
