That might be a good move. After all, you can put a reserve on it, and if you can put that within your comfort zone, who knows?

Stress levels officially through the roof now!. Was meant to exchange today. But buyers solicitors have raised a query with buyers mortgage company. So everything has ground to a halt.
The mortgage offer has been in place for couple of weeks why now? Am so worried it's all going to fall through. :(

I know clutching at straws as in how the hell are you supposed to know BUT....... Do you think it's a major thing, I just can't understand why so late in the day when he has their signatures and their deposit all ready for exchanging.

Fingers crossed for you hostiegirl. Most likely to be fine - you know what legal types are like... the tinniest thing has to be investigated pain-stakingly-slowly (probably a good thing, BUT very annoying when you want to get things done and dusted...)

Take a deep breath and try to relax... :)

Still have my fingers crossed for you, Pawpurrs.... hopefully the lovely weather will bring out the best in any viewers... :)

Just read most of this thread with interest and sadness! :(

Our house has been on the market a few months now. Not many viewings so far, but all have been pretty positive but no offers ("lovely, but too far 'out of the way' for us" or "not quite enough land for all our horses" etc - it only has 3 acres and 2 stables, so not quite sure how many horses they were expecting to fit in! lol).

We found the absolute perfect house for us and we don't think we're going to be able to get it :( BUT... out of the blue today we recieved a phonecall from the estate agent asking if someone could view the house tomorrow! :D

The viewer has sold his house, and is apparently very keen on ours. The estate agent offered to do an accompanied viewing tomorrow, so they must think he's interested?

I'm keeping EVERYTHING crossed - i'm so nervous but excited at the same time :)

We recently reduced the price of the house by another £55k, only 3 days ago, and are prepared to take a reasonable offer, so i'm really pleased with a viewing so quickly :)

House was originally on at £620k, then we reduced it to £550k and on monday we reduced it again to £495k.

    Good luck everybody xxxx
